Rodents/Possum in Roof - Renter or Landlord Responsibility?

Got a call from my agent to send out pest control as the tenants complained there was noise in the roof last night.

Is the renter or landlord responsible for the cost? I can’t find anything online but agent is insisting the landlord should pay.

I got a quote for around $400.

    Is it your house that has fallen into this state of disrepair where a possum can access the roof space, or the renters house?
    Unless the renter smashed a hole in the roof or let them in through the roof access panel I don't see it being the renters responsibility.

      We don’t know if it’s even a possum. They just heard noise in the roof late at night.

      • If you can sounds like to save money you should visit and see if there are any gaps for a possum to get in. If there is a hole that possums can get in then I would ring up the council to find out if there are any wildlife groups in the area that deal with possums and if there is call them. If there is no holes then you will have to spend the $400 and claim it as an expense.

    It’s on you. We had birds come into our roof and start nesting last year, and the landlord came around to look at it and said ‘oh are you sure you don’t want to just leave them’. You’ve got to make sure there’s no entry points. It could be a rat, which in that case throw some ratsak in there.

      Caution on the ratsak…
      A dead bloated rat-rats in your roof will just replace a noise with a smell.

    Landlords responsibility.

    Even if it wasn't would you rather the renters choose to do nothing and the rats pee and poo all through the roof and chew everything including pipes and electrical wires and your insulation and roof joists etc etc? Look after your asset.

      Yep.
      I once had to rescue a large brushtail possum that had urinated so much on ceiling plaster that it caused it to collapse and the possum fell into a bedroom. Damp plaster and faeces went all over the bed and floor, and according to the owner some of their clothes also got damaged.
      Luckily for me it ended up in the en-suite and all I had to do was wrangle it into the shower, throw a blanket over it and then stick it into a transport container.

        • My job was only to catch the possum so the mess didn’t bother me at all. Possums sometimes scratch at the plaster weakening it, but the women told me she had heard a noise in the roof for a number of months.

      He'd rather the renter pay.

      If I had a landlord like this, I'd keep my mouth shut and let the rats run their course.

    You have to pay, and if you stall you'll be liable for damages caused by the infestation.

    I would address this asap as landlord. Unless you can prove the tenants made a hole into the roof cavity you are responsible.

    They can cause significant property damage if you don't address. Eg the smell of possum urine lasts a long time.
