Running out of space on Office 365 and need to back up all Outlook emails for offline storage and access

Hi,

I got an email from Outlook saying I have less than 0.5GB space left on my Outlook storage.

I have exported the PST file but its only showing as 11GB but I am expecting 40+ GB for 10years worth of emails.

What am I missing and what is the best way to make an offline copy, so i can then start deleting from Office 365 and get my capacity down.

It is not an option for me to increase the Office365 storage unfortunately.
