Extend The House or Build a Unit

Hi. I am in Melbourne and looking at building an extension attached to my current house. The size of it would be about 90 to 100 sqm. I worry about the cost if it blows out ending up costing me the same as a brand new 2 or 3 bedroom unit or even a brand new house if I demo-rebuild. The area I'm is very central. The current house was built in early 70's so still in a good state.
Please any thoughts or suggestions would be appreciated.

    • $180,000 so far for an extension.

      • Sounds like a bargain. It's a level up or ground floor extension?

    Have you talked to the council about it? I was told it might need council approval? You might not be given a choice depending on what they say.

  • What's the size of your current house? How many bedrooms/bathrooms and how many around the extension add? Is it in good condition? Is it well insulated?

  • So many extensions look tacked on and it always looks crap when it's made of different materials.

  • Extensions are generally more expensive as it is necessary to adapt existing utilities. Allow a 20% cost over-run for an extension - it will happen!

  • Thank you guys for the input. What worries me most is if things get out of hand with expenses. I am looking at adding 2 b/r, bathroom, kitchen, living and eating area and a new garage. Flat roof, groung floor extension on stumps.

    1. What else is in your area? Are there lots of units or big houses? Does it focus on young singles, professional couples or families?

    2. What do you want to achieve? Maximum comfort and convenience in your current house or maximum price when you sell? Do you want to extend for extended family or build them a separate dwelling in the backyard?
