Verbally approved work by the OC

Hi,
I’ve emailed to strata senior manager of complaint with the owner who is a committee member. She has installed an awning over the front door without OC approval, she moved in on 2019. Later, I got the manager replied “ Unfortunately we understand, prior to our management (appointed on 2020) , this was approved by owners verbally.”

My question is – can the OC VERBALLY approved the work by-law. As I know, all of the unauthorised works should be apply in written to the OC, and then return in written for the outcome to the applicant. I thought that’s ridiculous. However, I’ve checked of the minutes 2019 there was not stated about the issue for resolution.

Appreciate any advice!

    If its not minuted or documented, it doesn't exist.

    If awnings trigger you so much, then have them raise the issue with the entire committee members and seek their positions, call an EGM if required or wait until the next AGM.

    If all committee members vote to allow the awnings then the issue is resolved.

    While it shouldn't, it can happen.

    I assume you're not on the committee?

    I'm assuming the complaint is yours and not on behalf of someone else. What's the purpose of this? To pick a fight? Flex your muscles? To try to get things done right?

      This is my thinking as well.
      yes maybe it breaks the body corp rule, but does it have negative effect to OP directly?
      Or is it just a matter of eye sore?

    What are you hoping to gain from stirring the pot OP?

    Don't you like awnings or won't they let you put one up yourself?
