How to Find a House to Buy around Pakenham and Drouin?

My mum wants to sell her house and move, she wants a small house right now she's in Drouin and we're in Pakenham and Dandenong North.

She has held back for 2 years due to not knowing where to go, I'm trying to look but can barely find anything for her at all. Really struggling trying to use sites like Realestate and use Google maps for places around Pakenham and Drouin as we don't want her to far from us. She is also picky, wanting to live in the country where it's not busy so have no idea where that would be. We want it at least an hour away and not much longer.

Again not sure what to do and struggling can anyone give some tips or suggestions

    What is it exactly that you are struggling with? The user interface on realestate, or the lack of properties? Unfortunately if there’s no properties you’re just going to have to wait, or rent for the time being.

        Yeah, OP needs a Map.

        Narrow down areas.

      • Ok, your mum has limited funds and needs to compromise. All house purchases are like this. Unless you are very rich it’s always a game of compromises as to what is available in the location you want for the money you have. As others have mentioned let agents know what you are after and they will contact you when they have something that matches. Talk to your Mum and explain she can’t get what she wants exactly. Perhaps list the 10 things she wants and prioritise them in order of importance then ignore the bottom five. You won’t get the top five but at least you’ll have an idea of what you are compromising on when you compare two houses. Also allow for 15% extra above the sale price for tax, moving costs and any immediate minor repairs. This is a good learning experience for you.

  • Can she rent first to try before she buys? If she needs to, rent out her place or just leave her stuff there if she has sufficient income.

        Well, now is a good time to sell, keep the money aside and rent until she's happy with the location, or just keep renting until she finds the right place with the proceeds from the sale.

        • Sounds like a good way to get priced out of the market. Especially if already on a very low income

          • @stratbargain: The market isn't going up continuously. It will pull back at some stage when interest rates rise.

  • Realestate has a map based search. Just move it around and set up filters. The problem here is a picky and indecisive buyer, not a lack of houses.

    A bit further East towards Yarragon, Trafalgar, and even the Moe area may yield something suitable. Distance may be an issue though.

    There's also some reasonably cheap houses for sale in Leongatha.

    having just had an agent here pricing my place 10 mins ago, he has more people "on his books" than he can deal with wanting places.

    I think most places dont get advertised anymore.

        My price was way over his… But only started researching in last week or so…

        Then as i said Im downsizing Im looking to buy something else with my 1/2 of the divorce - his eyes lit up.. not sure if that was a mistake or not

        he showed me a small 3 bedroom older house for only 100k cheaper than my 5 bed 2 story, 2 bath, fully aircon, new bathrooms etc large block, 9mx6m shed, etc etc etc

        Im wondering if like someone else mentioned they under value to get lots of interest early…
        FWIW - this bloke sold my dads house 4-6yrs ago… so I've seen how he works before but things are different these days…
