Is Rental Market Booming in Caboolture at The Moment?

Hi guys, my brother is looking to rent a house in Caboolture area and has applied for a couple of houses/duplexes in the past few weeks but is yet to succeed.

One feed back he received was there were 20 applicants. He is currently waiting on another application that he submitted last week in December. I helped him by phoning the agent to ask about the progress. The answer was: "Still processing. We have 40 applicants". I know for a fact that since my brother inspected the house, the agent has hold another 3 viewings (a couple days apart each time). I found it unreal, what's the point to keep conducting a viewing, and how would you choose from 40 applicants? Do you have budget and time to properly process 40 applicants?

    The process should be just simplified.

    Rental auction followed by the necessary checks.

      Sounds like a good idea. But I dont think the goverment/regulator will allow? That will create unfair market etc although we know in reality that it is happening (renter offering higher rent price under the table to secure the house).

      By coincidence my coworker was telling his story this morning about a rental property that he has applied for but unsuccessful. He said the property was listed for $650, and the agent's feedback was that other applicant prepared to pay $940.

        I think they should since it is happening by stealth anyway, any decent again will say to applicant B that applicant A is paying more what can you do.

    Agent will look at first 5 applicants and give to owner or pick one. Rest of applicant personal data will be ignored or thrown into the database for spam/selling.

    No agent will look at 40 applications equally.

    • If they are offering more $$ as it goes along they will… as a mate found out.

  • I don't think the agent can limit how many people apply, as it is obviously out of their control. They could get 40 applications in the first day.
    And I don't think they would default to the first received. They will have a quick look and make some assessment about the renter's history and likelihood to cause problems for the property manager.

    They are probably waiting for someone to offer more than they are asking so they would get priority treatment…

    It is all about the money, always is.

    • probably start to believe this. Especially when many other places dont have such a stong demand in rental market during this covid time

  • Your brother needs to offer $10 to $20 more per week than the listing provides. This will put him on top of the pile.

    • Not sure if that enough? he has offered up to $50 more (in the last 3 applications), and still unsuccessful (1, and still waiting for 2). He has a clean rental record and professionally employed. Moving due to the workplace send him to Caboolture.

      If there are 30-40 applicants for one house, what else can be done to increase the chance? He has offered to pay 1 year rent in advance too. Anyway i myself have a rental property in northside too but never got more than 2-3 applicants. I asked my rental agent they said that demand is very high in Caboolture.

      However I am still curious as to why, if they claimed they have received 20 -40 applicants, they still keep conducting viewings every a couple days (for the same house). This was the case a couple of agents who my brother applied for. Do they really have the budget and time to keep conducting the viewings let alone processing? At the same time when I called and asked about the progress of the applications, the answer were "still processing. We received xx applications"
