I have some land. Are there any websites/apps that I can load up example house designs? For example say I have 400 Sqm land and I want a 4 bedroom 2 story house with a decent garden… just want to get some ideas before going to an architect or builder.

Just check out existing house designs with volume builders. Input your block dimensions and rooms and get an idea.

Free and (relatively) intuitive to use. Draw out your walls and then Push/Pull to lift up your ceilings. Go as simple/boxy or as intricate/textured as you please.
Sketchup and Google Earth (desktop).
You can create a 3d model of a house in Sketchup and import it into google earth and even look out the windows!
The Sims
But seriously, get some grid paper and use 1 square as a 1mx1m and just sketch it.
