Which Suburb to Buy House for Family? Werribee? Wyndham Vale? Tarneit?

Hi guys,

Can someone please advise me where I should buy a family house that good to live and good for my 3 year old kid go to schools given 3 suburbs: Werribee, Wyndham Vale and Tarneit?

Our budget is around $450,000 and so we are looking for quite new 3 bedroom house. I have a friend who just bought her house in Werribee said that it’s good suburb to live and schools are better than Tarneit ones. But my other friend living in Tarneit said that Werribee residents are quite racist while Tarneit neighbours are more friendly. Besides, I can see the house price in Wyndham Vale is cheaper than in Werribee or Tarneit while the Wyndham Vale house is newer than the other 2 suburbs.

I hope to hear experience and advice from you guys so we can make the right decision as I know it’s hard now to buy a house but it’s even harder to resell the house in this tough time. Thank you guys! Stay safe!

    You will need to drive around and look for yourself. About 3 years ago I thought about buying out that way so had a look at different area and honestly thought it was just a dumping ground for new migrants with a low level of english. Multiple generations of families living in one house, untidy lawns with rubbish everywhere ect. This was also confirmed with the high covid numbers in the Wyndham area but remember Covid wont be here forever hopefully.

    On the good side you are a lot closer to the city than say Pakenham which you could also buy for under 500K and have access to the Regional Rail Link.

      As my workplace is in Braybrook, I have to say Pakenham is way too far compared to Werribee/ Wyndham Vale/ Tarneit. On the other hand, I really don’t mind to live close to new migrants with low level of English like you said because I have been living with them all my life and I’m so proud of those good people who have good hearts rather than English skills. Anyway I really appreciate your advice. Thank you.

    Wyndham Vale actually has another suburb called Manor Lakes within it.

    I find Manor Lakes to be a largely unknown gem, lots of development happening there lately. Planning to get an investment property there.

    In my opinion: Manor Lakes (New, good price & prospects)> Werribee (More established) > Tarniet (closer to city & newer but overpriced) > Wyndham Vale

    Ahhhhh, Werribee, the Frankston of the west… Delightful suburb. I lived in Hoppers Crossing for about 14 years. If I had to move back now, I would probably end up in Tarneit.

    They're all meh.

    Just look for the right house, at the right price, in the right street, close to amenities and/or you'll need.

    Unless you work in that area, you're better off in Pakenham or some other SE suburb.

    I've lived Melbourne on and off. For two decades now (and much longer by my friends' account) those western suburbs are about to be gentrified.

    Always almost there but never actually is.

    I have lived in Werribee for the past 13yrs in the area known as the birdcage 1kilometre from Werribee plaza in that time I have had no problems the street I live in has a mix of rentals and home owners with a few different nationalities, the price of houses have dropped a little due to co vid so probably a good time to buy just do your due diligence
    There are plenty of upper class suburbs that have problems as well like noisey neighbours crime etc etc.

    Werribee is still mostly traditional

  • Thanks guys for all your advice and opinions. By the way can you please share your tips or experience on how to bargain the price when we purchase a new house? For example if I want to buy an established house in Werribee how much discount I can ask for(maybe $10k less than the asking price)?

    Due to co vid you would be in a good place to bargain but it also depends on how long it’s been on the market and how much interest there is in the property, there are few internet’s sites that are around on how to negotiate but also use a bit of common sense good luck .

    If you are looking for cheap houses or more value for money then Wyndham Vale and Manor Lakes are your best options. As your kid is only 3, you have plenty of time and new schools will be opening up.

    Werribee and Hoppers Crossing are already developed so good, But houses are older, unless you can get a townhouse that’s newly built. Just avoid the Birdsville Area in Werribee. Werribee Secondary is a good High school for Future. But in saying that, if you are looking at private schools. MacKillop, Thomas Carr, Westbourne, Heathdale are good ones. Some even send their kids to Bacchus Marsh Grammar or Susan Cory.

    Tarneit is great, lots of new schools but prices have started to go up, you might be able to get a new place towards the West of Tarneit and there is a new school there as well.

    Truganina is good, Truganina P-9 school is great but being closer to the city it’s more expensive. So if you can afford it, then not a bad option.

    All those places are within 10-15 min drive to Werribee Plaza. The main shopping centre of choice so it’s not like everything is isolated. However coming back from Work, traffic does get back so Truganina/Tarneit are closer as you can cut commute time.

    House prices are cheaper in the West and there is demand, so I don’t see the prices dropping drastically. I would suggest if you don’t need to move in straight away, try get land from someone’s that’s close to settling and they are looking for a nomination sale. Then you can build your own place and move in within 6-9 months. Some developers have home and land Packages that are turn key and you can get the 25K grant from the government for them as well.
