Volumn builders building at the back of an existing house

Hi All,

I am trying to find out if anyone had any experience building with a volume builder behind an existing property?
(I have been advised that volume builders do this as a turn key option where they do everything including town planning/subdivision etc:- as a package)

I have an existing block in Scoresby (Knox council) which i am planning to subdivide and build a townhouse at the back.

I have met up with a couple of town planners who's confirmed that i am able to subdivide and build at the back.
Trying to get a quotation from a volume builder as the per square price with custom builders are very expensive.

Many years I was told by a finance industry professional that the best way to approach a builder was with a baseball bat. These days, I know what he means.

These guys largely trade on information asymmetry. You don't know what you don't know. but they do, and will screw you over if you let them. It's the nature of the building business.

You need to seek out paid advice.

I'm speaking from personal pain here.

Hahaha I could imagine. I've always assumed them to be a pack of crooks, largely due to their militant unionism.

"Oh, you didn't want your yard to flood in the next major downpour? Mate, you never asked for drainage, that's on you"

Or the retaining wall that isn’t needed. Until it is.

  • No they're not crooks just bullies
