Which Area Would You Buy? Box Hill NSW Vs Marsden Park NSW Vs Leppington NSW

Just wanted your opinions for buying a house and land package?

    Interesting question. Thanks for asking.

    I'm not a professional, but I have a few thoughts I'd like to share with you. I work in Finance, but as a hobby I'm involved in Real Estate, and have projects in all 3 of the areas you've listed. Usually I split my pipeline in North West (Marsden Park, Riverstone, Box Hill etc) and South West (Austral, Leppingotn, Oran Park, Gregory Hills etc).

    Obviously there is a LOT more info we would need about you, your lifestyle, budget and preferences, before we can give you opinions. But vaguely speaking, I can give you some high level generalisations and I hope they can deliver some value to you.

    Starting with the SouthWest pocket of Austral/Oran Park/Leppington etc:

    Oran Park is by far the most developed, and susbequently one of the most expensive (Not including outliers like Catherine Fields etc). It is also, surprisingly, the furthest from Leppingotn Train Station, adn the new airport. However there is a proposed train line from St Marys, to Oran Park which is likely to come in. Leppingotn is by far the least developed. Tends to be on the cheaper end also (On this side of teh highway)…prices are a bit cheaper on the opposite side near Gledswood hills/Gregory Hills etc. Leppington massive plus is the EXISTING train station and proposed developments. Austral is a good middle ground because it's more developed than Leppingotn, less than Oran Park, adn the price is still on the lower end. I don't know what you're requirements are but I just got a small family of 3 into a nice brand new house for $600k (After grants etc). You can be in Austral and think wow, where am I and why are there all these strawberry farms and cows, but then take a left and a right, adn youré in a completely developed estate that makes you feel like you're in Kellyville or Stanhope Gardens.

    Segway to North West:
    Marsden Park is by far the most expensive of all the areas listed. Reason is that it's heavily developed with awesome infrastructure by way of Ikea, Lindt factory, hardware stores, shopping centres and parks etc. Now transport has started to improve, with good connections into ROuse Hill. If you've got the money, you can definitely ocnsider living here, but prices may be a tiny bit inflated in this pocket, driven largely by strong demand from asian communities who've can afford the prices of Kellyville and Glenwood and so forth, but prefer the luxury of a brand new home i.e. they would rather spend the same amount of money they would've spent in Glenwood to buy a pre-existing home, on a new home in Marsden. I'm personally not a fan of Box Hill, however if youré interest, I've got stock there atm. It appears to be very expensive for what it is. People sometimes forget how far out it is, and additionally, I think they don't realise how behind they are, because they're disguised amongst the development in surrounding suburubs. They've got a couple good estates, but houses are few and far between.

    I am building in the Leppington area. Go for a drive through Gledswood Hills, Emerald Hills, Willowdale… As an area / community the vibe here is very nice. If you drive through those areas it might sway your opinion. Personally not a huge fan of Austral and Oran Park. Austral is too underdeveloped and 10 years away from becoming a really nice area and the developments are not masterplanned communities like Willowdale and the prices per m2 are not very cheap, also Oran Park is too far from the M7 and M5 interchange.

    Need to consider where you work and socialise first. Driving Sydney traffic sucks.

      It is very true, Sydney traffic is intense at times.

  • We are a small family of 3 as well, and looking to move in or possibly rent it out as well.
    With our budget, thats why we are looking into those areas.
    Good public Schools, transport and easy shopping obviously. Public transport options.

    The reason looking at box hill, is that we possibly could apply for the homebuilder grant, the others are not going to register until next year, so we would not be able to get it.

    Working is in north sydney, but able to work from home right now - and i guess possible in future too.

    Box hill - heard that they may change to blacktown council?
    Marsden Park - when will that train station ever be built?
    Leppington - very little shops and good schools?

    • You forgot to mention Schofields. It's the best out of them all. Train Station, Metro Station, Shopping Centre, good schools if you can find catchment of The Ponds.

  • Leppington. NW Sydney traffic is terrible at the others.
