Building Construction Inspection

Hi guys

I will try to make it short.

I am buying a house and booked a construction building inspection a few weeks ago.

One construction issue was found and it was addressed to real estate agent to fix it.

Yesterday she sent me an email that they repaired it and if I would like to book building inspection again to check it.

Another inspection will cost $$, can I request a repair report from the real estate agent? Or it is better to book another construction Inspection?

  • what did they fix? if its something small, will pictures showing it's done suffice?

    did the builder provide warranty? or did they real estate get their 'cousin' to fix it?

    • It was roof. House is still under warranty, they asked the builder to fix it.

      • On one hand I'm pretty sure you'll still have builder warranty if it's not fixed properly.

        On the other hand the $$ to have it inspected and fixed before hand over is going to be nothing in comparison to the cost of the house… Just pay the money for a follow up inspection

        • Btw I completely agree with you that $$ is nothing compared to the future repairs.

          But on the other side if they fixed it why not to provide the prove when It is in the seller's interest to sell the house.

          The inspector quoted $350 for the follow up inspection, but for $380 I can book another complete building inspection, from a different inspector and will have 2 opinions.

      • depending on the nature of the damage, are you comfortable inspecting yourself or requesting photos it is done?

        can you tell me the defect? what if it appears again? get in writing that the builder will fix it again from real estate agent.

          • @HellYeah666: I have no access to the house as people still live there, otherwise I would take some pics. Do you think it would be rude of me to request pictures from real estate agent? Or any prove that the builder fixed it?

            @HellYeah666: Ok this would have been a bit of a challenging fix to do to a finished house, esp if it was a high roof inside. On a basic level it's quite easy to determine if they have done the fix correctly and even a decent photo from the man whole could probably determine if they installed the new members required. What would concern me is there might be a little more to consider than just the additional ties required. If the new collar tie's to be installed are over 4.2m then they need to be fixed with 1 M10 bolt to the underpurlin (each side), my guess is this would have been overlooked by the builders and they would have just nailed them. They may have also used the wrong size or grade timber if it was over 4.2m.
            I feel like you have the leverage now as the real estate/vendor needs to ensure this is rectified to your satisfaction to achieve the sale, in turn they will demand the builder fix it to standard. I worry that if you wait until after handover you would have great difficulty getting the builder back if they didn't do the fix correctly.

            Few options
            * Ask to inspect the fix yourself if you feel capable of confirming it was done correctly
            * Email the RA asking for photo proof of the fix being completed, ask if any of the new collar ties installed were over 4.2m. If so was a M10 bolt used and either 90x35 MGP12 or 90x45 MGP10 OR 120x35 MGP10 used for the collar tie. If under 4.2m then just confirm the collar ties were installed and vertical tie.
            * Pay the inspector to come back and check the work carried out and mention to check the above.

    Ask the company who performed the original inspection if they offer a follow up inspection to check the rectification work and what the cost is for that service. This should be considerably cheaper than a complete inspection.

    • The follow up quote was $350, to my opinion I can get another inspector to come and check the entire house again for $380
