First Home Buyers/New Builds WA

Hey friends,

I'm looking at purchasing a house and land package to utilise the 45k offered for building. Is there anyone else here taking this Avenue? I have had two quotes from builder etc and looking in the area of Brabham/Dayton with a budget of 400k.
Any pointers or things to watch out for in regards to land and builders?
I noticed you can get corner blocks generally cheaper for more land. I did a quick Google search and found things like your more likely to be robbed. Is this a thing ?

Already have pre approval and Property will be for investmemt purposes after the first Home grant has cleared etc.
