Melbourne Rental Real Estate Finding

Hey guys,
My sister is moving to Melbourne for work, and looking at rental places- 1bdr 250-320 range, near Clayton, Melbourne (10-15km range is fine) though probably a 6month lease only with the view to increase it.

I understand given the coronavirus situation, many LL are probably looking for tenants.

She is very keen to get a modern apartment but prob a bit to expensive 340+ , but has anyone gone through a similar process and negotiated a place perhaps $20-30 off the rent. She had a few grand in tax refund so she should eb able to pay 2-3months in advance, i've asked her to just speak to the agents, but she wants to be serious and not low ball or fuss around. She has already emailed/called several who have said they will get in contact with her, but yet to receive a reply. If anyone has gone through a similar process in Melb please let me know.

    maybe consider short term stays initially - serviced apartments in Melbourne have been offering low monthly rate prices (or can try airbnb). Just so your sister can settle in first and not be so rushed and can do proper inspections for decent long term stay.

    I found when moving interstate (moving to Sydney) that anything you find before you move will be gone by the time you get there and personally I'd be hesitant to sign a lease without seeing the apartment.

    I contacted a fair few real estates before hand, which then did nothing for me. Most didn't even reply since I wasn't in Sydney.

    So I decided I'd have to spend a little money and get a cheap hotel for a few days, a week before I moved so I could look at some places. Last time I rented was a while ago and tried to put in the same effort - walk into Real estates, pick up their pamphlets (or online), ask to see a couple of places and meet them there. But none would show me a place except for on display days (Thursday/Saturday/Sunday) so over three days I could only see about 4 apartments. Went home and organised for my stuff to be moved.

    As for negotiation, all you can do is ask. I found a place, but said I could only afford $x (about $50 less than stated). Agent said he thought they would accept, but would have to ask. They came back with a yes without discussing further.

    Has she got guaranteed work there? Not a good time for looking with stage 3 lockdown in place and the threat of stage 4 in the next few days if things don't get a lot better.

    6 month leases are still laughed off
    'Corona discounts' are actually only 5-10% off a 12 month lease
    Unless the landlord is a creep, no point haggling down as its very competitive for nice places
    East side is too pretentious and wouldnt live there

    • All my places thus far have been six-month leases. In this market, shouldn't be a problem unless you go for one of those reduced x-month rent deals. I agree though that the rent reductions have not been as great as renters would like to see. :-(

        All of my 6month applications havent played out, lost them to some 12 monther

        Having been a landlord in the past, the only reason I would accept a 6 month lease would be if I was planning to move back in or sell. For many landlords it's not worth advertising every 6 months.
