Hi everyone
I'm looking to buy my first ever property as an owner occupier within Brisbane. I am wondering if anyone has ever used a buyers agent or advocate and if it was a successful outcome and experience. What fee do they generally charge?
Thanks

Hi
Depends on the individual. Good that you don't assume you "know it all" and advice may be of value.
If your new to Brisbane, or overwhelmed with the entire process, not a fan of negotiating, busy lifestyle or work-life could be good reasons.
Good negotiation on price can easily pay for a buyers agent.
What makes you consider a buyers agent? Its pretty much cause I don't have the confidence with negotiation and don't trust the real estate agent to work in my best interests. I also thought the buyers agent will know about possible properties coming onto the market before many others.
Buyers agents might be an option when you’re looking at properties outside your reach (I.e. interstate). Had clients have success from Victoria who have bought around the outskirts of Brisbane.
Personally - i prefer to research my own properties and to a certain degree, have an obligation to. Considering the sum of money you’re about to spend… You don’t have to be an expert by no means, but do your research. A simple way is just to have realestate.com.au as your home page. Especially if it’s owner occupied…
I’ve used 2 buyers agents. One for our house, the other for an IP. Highly recommend their services, I really don’t understand why more people don’t use them
Thanks for the advice.
Did they negotiate a lower purchase price for you and what was their fee?
I used a buyer's advocate for my first purchase, which was interstate and an IP. I had a great experience as I was totally new to the process of buying a property and they walked me through it all. One of the benefits of using one is their access to off-market opportunities. Mine charged 2.5% of the purchase price but this can of course change from one agent to another.
I've always found buyers advocate who charge a percentage of purchase price to be a weird thing - their incentive is against your needs. Why would someone negotiate a lower price for you if it means their commission would be lower?
A quality buyers agent who has local knowledge and expertise should save you money on the negotiations as well as take that stress away. Services can also be tailored to purely negotiations and due diligence if you enjoy searching for properties day in and day out. Off-market properties are accessed regularly as well through their agent contact database meaning you'll see a lot more opportunities than what are on the open market. I run a company called PMC Property Buyers so if you wanted to understand a bit more you can have a look at our website and I'd be happy to explain what's involved in a buyers agent process.
Buyers agent is a waste of money unless you are looking at buying over 5-10million dollar mark properties.
Just familiarise yourself with the market in the suburbs you are looking at, and find the properties that fit your criteria.
