Is It Common to Be Asked to Pay 30% Deposit for a Roof Repair?

Hi there,

I have recently received a quotation to do the following works.

Removal all job-specific rubbish & debris from site at $0.

Removal of all existing cement work, re-bedding of hips
(replacing cement with brand new cement structure),
flexible pointing applied over the top of new cement work
creating a water tight seal (water proof sealant) at $1,820.00.

Application of storm seal in valley area to prevent birds and
vermin entering through the roofline. Product has a inbuilt
adhesion, which holds the valley cuts in place and will direct
the heavy rainfall down the valley iron to prevent water entry
into roof line at $390.00.

Mandatory supply/installation/removal of safety rail for the
duration of the job at $350.00.

Replacement of tiles due to broken noses or fractures tiles,
Supply and fit X roof tiles at $150.00.

Total cost is $2710 inclusive of GST. 7 years warranty for the entire roof.

They are asking for 30% deposit to book in the repairs. Is this common?

    Not specificlly your question but it sounds like they’ll be able to skip this step and not have any money deducted from the bill.

    • Yeah, could but but it could also be they are removing all rubbish and debris at no cost. They give me a break down of what they will be doing for the amount they will charge.

    Negotiate it down to say 10%, then tell them 20% on the day they are arrive. Put your negotiating skills to work.

    Have you checked out any references for other works they have done? I would focus on that rather than the % deposit.

    I don't have a problem with paying a deposit for works, where I can reasonably trust them. It is a two-way street, they don't actually know if you will pay if they don't have your deposit.

    • They did have good reviews on google reviews and they are also one of the preferred supplier for a major real estate. I am not sure if this is sufficient.

          Being an industry association member doesn't mean anything for the reputation of the tradesman or the quality of their work. Being a member of the MBA or HIA is just a matter of paying a fee and the rest is history. What you want to look at is whether they are licenced at this website.

      • It is your decision; they sound ok to me.
        I would certainly pay a deposit; if you negotiate that down all the better.

      This - I've done fencing and landscaping recently (or rather outsourced them). Both required 30% deposits but given they needed to order the relevant materials before they could start I consider that pretty reasonable.
