Hot water system in strata unit - lot owner or strata issue?

Just wonder if anyone knows whether hot water system is lot owner or strata issue. Our one got leaked and we need to install new one, but unsure if strata will foot the bill. Thanks guys.

    • It's for my townhouse and it is located in my back yard.

        Sounds like it's definitely your issue unfortunately.
        If no one else shares it then you are solely responsible.

        But call your body corp to make sure.

  • Lot owner owns hws, if it’s inside the unit.
    Put a galvanised tray under replacement to stop leaks later on.

    • Is the tray you mentioned sold anywhere? We plan to install new one. So expensive. Cost 1800

      • Plumbing supply store, sells these products. How many litres was the old tank?

        • 170l, but guess we need to install a new one, cant fix it

          You should get licensed plumber to repair or replace.
          A tank that size should be $900 plus installation

        call the local bunnings to get a quote.
        It's not the cheapest one but you should get a rough idea of how much it should be.

        I just replaced mine a couple of months ago and it cost me $1500 for 160L.

    If it is centralized hot water there is usually a point that determines strata or unit responsibility near the meter. If own unit hot water obviously its unit owners.

    100% your cost unfortunately..

    take this time to see if an instant hot water service would be possible and suite your needs better..

    Ours finally made it to end of life and needed replacement.
    In trying to decide on a new unit and get it installed in a reasonable time frame
    we didn't spend the time checking instant hot services out.
    with 2 adults and 2 young kids and both of us working we just needed to get it done.

    If I had of had the time to look into it, I would most likely have gone that way instead.
    My parents have an instant system and it works very well and can vary the temp in-house.
    Although the temp does cycle a little.

    You need to keep a HWS at 60 degrees (as a minimum) to kill off bacteria in the tank etc
    and will need to have a Tempering Valve (legal requirement)to reduce the temp to 50 degrees maximum into the house.
