Cracked Tile, Does It Come under Warranty? Builder Is Denying

Guys, moved into new house just over a year ago. Recently found this cracked roof tile. Have asked builder to fix this.
They are denying saying handover is the final date for all issues. And they are suggesting to go on my own cost.
My question, Is not it comes under warranty considering house is only a year ? Any use if I talk with tile company - Monier ?

    The roof could have cracked because someome walked on the roof. Maybe solar install, maybe falling branch.

    Unless you can prove that it was broken during installation or the product is faulty, the builder doesn't owe you anything.

    • Good point, but solar installation was on other side of the house and I'm sure they did not use that cracked tile area. Apart from that no one walked on my roof other than builder.

        So someone else did walk on the roof. They may not have used the cracked area but they may have walked on it or dropped tools on it.

        As an unbiased reader, I do not think it is fair to blame the builder when you cannot be certain of the cause.

          As well, tiles don’t crack on their own, my house has 40 year old tiles, and the only cracked tiles so far were from walking on or a branch crashing onto the roof

          so what the builder is saying, things like that need to be identified at handover when the tile would have been cracked while the builder was responsible. After that it would be someone else who cracked it.

          Like buying/renting a car, if you don’t pick up a scratch/dent before you drive it away, then even if you just drive a kilometre away and find it, the dealer/renter has no way to know if the scratch/dent occurred in that 1km.

          Sure you may know but they don’t, so they don’t want to pay for something they didn’t do.

        Very rare for colourbond roofs.

        Also more common if installers are husky.

    You are covered under builder's warranty for defects and cracked tiles are defects.
    Builder is trying to fob you off… stand your ground and escalate if needed

    (I have built more than one home and have dealt with the usual BS from builders more times than i can count)

        Builders warranties vary but generally anywhere from 5-10 years

        Roof is covered by the builders warranty if built by the same builder as your home (as in not a third party)
        You have to be completely clear of any fault though, if they can show cause as to you possibly causing it then you are out of luck.

    Tile, Carpet, Flooring
    This includes carpets, vinyl, hardwood floors and tile. Most of these defects are not covered in the warranty past the first year.

    Roof
    Roofs built by a third party are usually guaranteed for 5-10 years. Roofs built on a new home are rarely guaranteed for more than 1 year.

    OP just fix it yourself, it's a 5 minute job, assuming you have a single story house. Bit harder for a double story.

    go get some roof sika, get a ladder, stick it back together.
    its the easiest job. it will cost u $15 and half a hour (that includes going to bunnings)

    • Scared to walk on tiles, may create more cracks. Have never done that.
      Is it good enough to apply sika from inside the roof - underneath the tile ?

  • Just inject some UV resistant silicone into the crack to weatherproof it, problem solved. ^ what he/she said :)

    You honestly have to pick your battles. You want to start a long winded battle over a single roof tile?

    Warranties only cover defects (including ones that lead to later issues) that exist on handover. You don't expect the builder to come and fix marks on the wall that have shown up in the last year either do you?

    If the builder didn't leave you any spares, call Monier. They'll probably send you one for free.

    Replace it yourself.

    • Would like to do with professionals as never walked on roof and may create more cracks.
      How much do you think they will charge for this kind of job ?

      • It's such a hassle that you may not even be able to find somebody willing to come out. Call a handyman, post it on air tasker. This is not a warranty issue.

  • Were there any excess tiles, materials left over after the build and in your possession? You might have forgotten about them and hidden them in your garage or shed(?).

    I instructed the builder to leave behind a box of internal tiles, plus roof tiles etc for this reason.
