Apartment of <6 Years Old Flood in Basement Storage Cage

Hi guys,

Would love to get a gauge of what you think I should do. I bought my apartment brand new <6 years ago. Due to the constant rain, my Basement 2 storage cage, together with a whole bunch of other residents' cages have been flooded.

Now, I have spoken to our strata committee member but he is saying legally, it is not a requirement for basements to be waterproof and that hiring a structural engineer to find a solution for us would be too costly. What would you suggest I do?

    Can you claim the damaged goods under insurance? As for a fix wouldn't that again be under insurance to investigate the cause of the flooding.

  • May be the pump is failing and it is not something that builder is liable, also it be not be able to claim under building's I durance for personal item

    The basement didn't get deeper over the 6 years.
    It has a finite, limited capacity to pump water from below ground. In the last few weeks there has been record rain, and many power outages.
    Would you have preferred paying an extra $50,000 for a pump 30 times more powerful with a redundant power supply and failover system to cope with the once in 100 year flood plus the possibility of a power outage?
    Unlikely.
    So you have insurance to cover rare disasters, time to make a claim.

    What would you suggest I do?

    Get some old pallets…. put them on the bottom of your cage to keep your 'goods' out of the water.

    If the goods get wet again, repeat the above.

    • yup, am going to do that for my items going forward. just wanted to know if insurance/building warranty would cover, if at all

    Put things on pallets, store water resistant things in storage cage, surf boards bikes suitcases etc. that’s what they are designed for.
