New House Incomplete Ceiling Insulation and Compensation

Hi all,

I had my built by a builder in 2012. Moved in the same year and I just got to find out that the insulation on ceiling was not completed at all. Never had to climb up to the attic to check but recently we had our solar installation done and the technician had advised me there were bundles of ceiling insulator still laying around up in the attic.

I have contacted the builder asking to complete the work and provide a compensation for extra heating and cooling cost spent due to lack of insulation work. they have agreed to complete the insulation work but no compensation(extra cost for heating and cooling due to lack of insulation) will be made.

Do I have any chance of claiming the compensation for the heating and cooling cost up till insulation work gets completed?

    How do you propose to quantify how much additional energy you have used to heat or cool your abode?

    Do you have logs of how many hours your air-con / fans / heater / towel heater / fire place has run over the years? And do you have any numbers of how many hours you wouldn't have run them if there were insulation?

    Curious to know how you propose to calculate the amount of compensation you expect?

    It's a good builder who agrees to come back after 7 years to finish a job when they could blame the original tradie who didn't finish the job and drag it out for months.

    Compensation would be pushing your luck a little bit too far unless you are prepared to engage a lawyer, spend a lot of money and go to court, and you may possibly lose anyway.

      Good and bad.

      The builder should have ensured the job was completed to begin with.

    The fact they agreed to come out, 7 years later, should be positive enough.

    No way you'll be able to quantify any compensation

  • What about the days when the weather outside was perfect and your house heated up a bit quicker than it should have.

  • Forget about compensation - it is very unlikely to happen. Be thankful you don't have to climb up into the roof and finish the installation yourself - that could easily have happened.

    From now on - check all work where possible and never assume it has been done correctly.

    How incomplete are we talking about here? It's common not to insulate the garage for example.

      This could simply mean that they completed the job and left any spare bundles up there.

      • Well crikey me! Builders stuffed that one up. Every build is supposed to be inspected and given sign off.

  • no joke i reckon that they should have to give about 75% of the electric and gas bill for that time. no insulation up there means you would have would have chewed through the juice.
    bet they got the rudd insulation scheme money too.
