Deal/No Deal? 278sqm [Land + House] Package - 4 Bedroom at Spring Mountain, Springfield

Hello good friends at Ozbargain.

It is that time in life where I am hunting for my first home to buy. After a lot of looking around, I still don't know what to look for and this one felt like a hassle-free way to go. What do you think of this package?

School at walking distance, train station 2km away, high ceilings, solar panels, split aircon, diamond grill throughout, fan in all rooms with light, slightly premium facade etc. Wanted a backyard but that is a rich man's commodity now.

What are your thoughts? All suggestions appreciated.

  • Make sure the builders actually build what you’ve bought. I’ve had some friends in Melbourne who have had to essentially project manage because the builders weren’t doing things to the plan. They were putting in cheaper things and hoping my friend didn’t find out (and pocketing the difference). I can’t imagine how many people don’t realise until it’s too late. Thankfully my friend realised this early on (but late enough for a few things to not be fixable). However, he then spent a lot of time having to check everything as it was happening.

    • Can you elaborate on how to identify this please? I don't really know what materials need to be checked. The display homes look nice but how do I find out what materials they should be using and in which areas they could be cutting corners?

    278sqm is like a large shoebox. There is no front/backyard for your children and pets to play.

    • What do you think of a land there which is 390sqm for 250k? The frontage is only 10.4m but since the land is longer, there is space for a decent size backyard. Can fit a small 4 bedroom 2 car garage in there.

      Most terrace houses from the early 1900s are only on 100-150sqm and have a modest backyard. 296sqm would have been the rich persons house.

      My current place is on 72sqm and has an 8sqm front and 16sqm rear courtyard and we have 6 children living in a complex of 8 properties and they seem to get plenty of playtime (we have a park directly across the road).

      You'll find most of the new small block developments have park areas built close by.

    Are you planning to have kids? If so then I wouldn't get a house with no backyard, unless you lived next door to a park or something

  • $450k ? get a smaller one from Runcorn

  • those bedrooms are pretty small they don't look it on the plans because they are in proportion to everything else but everything else is small
    Remember when you look at the display homes most of them are a size or 2 larger than the smallest and people don't really realise just how much difference and extra 300mm can make

    • You are right. The bedrooms are pretty small and that is another thing I am not a fan of in these houses.

  • You could build on bigger land 15mins down the road at redbank plains for cheaper. Springfield is nice but that’s a house with no yard.

      • I’m currently on 448m with 4 bed and 2 garage with a decent front and backyard at redbank plains. I think it’s worth the move. What are your thoughts of South/Ripley?

  • Bedrooms look very small. Don’t try and jam so much on a tiny block, you’ll just regret it when you get your cat and can’t even swing it around.

    The bedroom dimensions look to start with 2xxx, but it’s a bit blurry. If you want more than just a bed in there it needs to be at least 3mx3.5 IMO.
