Annual Termite Inspection for Set of 4 Units after Pest Spray

Hi Guys

We had a set of 4 units (I live in one, other people own the other 3) sprayed for pest 1yr ago. They emailed saying we need annual inspections for $550 per year to keep the 5yr "warranty" or $200 if they do it individually. I am leaning towards the thinking that this is BS, such a waste of money.

Does anyone know if this is industry standard and money well spent, or is $200 better spent on other things?

Prior to this I only got a pest inspection before I moved into the house

    It's like a new car.

    If you want to make a warranty claim then you have to service it at an authorised centre.

    As far as I'm aware, this is both industry standard and also usually money better spent on other things.

    It depends on the nature of the property (and its location) though - some are more vulnerable to pests than others.

  • I've had something similar (termite barrier with annual inspection) , did it for a few years then given up just this year. My view is I could get another independant pest inspectors to come and treat the place once every 2 or 3 years and it'll be fine.

    You'll notice their warranty terms are all the same, if your affected by termites during the warranty period they'll pay for the treatment not the damage

  • Read the T&C they should have given you when doing the spray, but quite a few pest inspectors have the yearly check requirement it seems.

  • If it was termite barrier (as opposed to a standard pest spray), you need to do yearly inspection to maintain the warranty. Pest spray usually comes with a 3-month warranty only.

    $200 to do an inspection is standard in my area. I complain about this spending every year :(

    @bloom: Not sure if I misunderstood anything but Termidor covers structural damage caused by termite.

  • We had a guy inspect our place after a piece of wood in the backyard became infested, he said you don't really need to do regular inspections as most houses have termite barriers which are really effective. (building requirements vary a lot across the country)

    He said a bit of wood stuck in the ground will get termites sooner or later and it's nothing to stress about seeing that in your backyard.
