Which Half-Bath and Laundry Combo Do You Prefer?

I need your advice once more :) This time it's relating to the dunny .

We're in the process of buying a new house. The place is being renovated and this is what it will/should look like when it's completed. However we also have the option of buying it as is at a reduced price and finishing off the renovation ourselves.

The only thing we would change from the original plan is the downstairs toilet and laundry area. The missus would prefer if there was a window in the toilet and if said toilet was easily accessible from outside. she also doesn't want it to be so close to the master bedroom. This is what we have come up with. The architect has confirmed this is doable. However there will be added costs.

Is it worth the headaches and extra costs of taking on the renovations ourselves?

Edit : Just to add that with option B, we will more usable space in the kitchen and our dog who loves to sleep in the laundry during the day, will also have more space to do so.

Edit 2 : 3rd option. I'll need to check with the architect to see if this is doable. If it is , it'll be the most expensive option.

Edit 3 : I've just found my dream house. It has the most perfect layout for our family : 4th bedroom/ study is downstairs and would be ideal for our toddler.Unfortunately not for sale ๐Ÿ˜ฅ

    Are you suggesting your guests walk through a laundry full of dirty clothes, towels and underwear to get to the toilet? I like plan A.

    • LOL! I actually went a step further and suggested that we didn't even need the washbasin in the toilet: guests could use the laundry sink to wash their hands but the missus quickly shut that one down.

    option b2; shorten gap between toilet and basin, push pantry into that space and extend kitchen benchtop return.
    option b3; put fridge across wall where the doorway was in option a and build cupboards/shelves on the corner.

    • Thanks . Option B opens a whole world of possibilities, doesn't it?

      We have been considering all the options you suggested. For option b2 to be possible, we will have to remove the basin in the toilet and have the guest use the laundry sink to wash their hands. This is the only way of doing it without compromising knee room.

    • I've added an option that we were looking at and it is similar to your suggestions. We're calling this option the sliding door galore :)

    In option b, reverse the door way so it opens to towards the kitchen. Put a mirror on that wall.

    It might also prevent someone 'accidentally' opening the door into your bedroom.

    • Dunno yet. But the cost might not be an issue as the lower buying price of the house as is will cover all the reno costs. I will get quotes from a few contractors but I first wanted to see how people would react to having to go through the laundry to use the dunny.

    Guest dunny in the laundry is a hassle. Needing to sort out the laundry before the guests can go is a pain in the thing you need the dunny for.

    Our downstairs loo is in the same room as the washing machine and dirty clothes basket and I donโ€™t recommend it unless you can sort, wash, fold, sort, iron without taking over a room then you will probably need to clean up the laundry when guests come over. Washing for 5 for us is a room takeover exercise.

  • Why not place the toilet under the stairs and use the laundry for cupboard space? Change the door design if need be for under the stairs?

    Then you can use the extra laundry space for ironing or sorting or placing an indoor clothes line. It will also come in handy for days when its raining enter that way so you don't drop water all around the house.

  • That laundry hallway (3rd option) does not look wide enough, especially if you compare it to the hallway to the bedroom.

    Could you put the toilet up against the bedroom wall so then you donโ€™t have to relocate the bedroom door? Also having washing machine adjacent to a bedroom is annoying if you want to set something to finish when you wake up (I speak from experience).

    • The floorplan is not to scale. I've been modifying and playing around with it. But yes, it will be narrower than we would like but I believe still usable.

        Unfortunately laundries (even in cupboards) require space. It would be horrible in 3 months time to hate it being too narrow. Think about laundry baskets and even portable clothes lines and whether youโ€™d easily carry these within/to/from it.

    Washer/dryer in the workshop.
    Then you don't have to listen it churn all night and put up with condensation.

    Just in case edit or edit 2 options remain in absence of a prevailing other sale, potential buyers of the island girl halfway house deux, more likely to baulk at option B, than C, or as is. Maybe the main thing to consider..

    & layout certainly alpaca-friendly. Beyond foolish not to consider that…

    Sliding Doors Galore scenario pretty much guarantees running into Gwyneth Paltrow at some point, may startle Ewok.

    • If that question intended for me, JJB; I'm fairly sure that Wiki doesn't want you to get completely comfortable. Mind you, it doesn't seem to take much to keep you on edge, so I figure that she doesn't need to try too hard. Tres convenient!
