How to change Real Estate agents?

Sign a standard real estate sale contract a few months ago but the agent basically has been pretty average clearly got the cheapest ad on realestate.com.au because from day one it has been 2-3 pages from the front page and he didnt get any professional photos even though i signed a contract saying he would?

Give the guy credit he has had at least 1 open every week but what he was saying i would get and the one offer i have got was significantly lower in what he basically said i could get prior to signing up with him but did try pressure me to take the low offer which has lead me to believe he is trying to make a quick buck…

So im at a cross roads im going to give him a few more weeks but then ill probably do a bit of light maintenance on the property and rent it out again wait for the market to pick up in 12-24months

Anyone know how it works when firing at real estate agent? i clearly dont have to pay commission if he hasn't sold it? there isnt anything in the contract about what happens if he doesnt sell the property?

Market fees were a set cost but he didnt get the professional photos and didnt really pay much for the online ad and due to not actually selling the property do i have to pay for the marketing? im assuming i might?

has anyone had to change or fire there agent before?

    Check your agency agreement - no one can really tell you what's in it without reading it. Usually - yes you would have to pay for marketing costs for marketing they actually did, and usually you have to give set length written notice. No - no commission is payable if it didn't sell.

        That's the funniest thing I have read this week.

        Most real estate contracts are for 3 months, but this will be in the contract as will the exit terms.

    On 20+ year agent in Vic here.

    You can cancel your sale agreement anytime. You are liable for marketing costs but they need to itemise the account. Please never underestimate how expensive realestate.com actually is. They sell packages to a limited number of agents in an area who pay through the nose to have their listings prioritised.

    If you have signed an exclusive agreement, you would be liable to pay agents fees if you sold the property during the exclusive period to anyone. If you plan not to sell in the immediate future. You’re fine.
