It's actually $593.64 with P5OFF code. But agree that it's still not ridiculously cheap.
OP, this phone may be a Grey import (purchased directly from OS and not from local) hence Samsung may not warrant them here and you would have to claim warranty directly from the seller. I.e. claim via eBay (if the seller does not have a bricks and mortar store) rather than going to Samsung store
Normally, the local warranty is longer. (E.g for the Note 9 Aus local standard warranty is 2 years directly from Samsung and Grey imports offer 1 year directly from eBay seller)

The biggest risk you run specifically with Samsung phones is there's two models.
International which comes with Samsung's own Exynos SoC, which supports all Australian networks and carriers. And the USA Snapdragon model which doesn't (officially)
The USA models are worth less, and shady sellers often artificially re-brand them as the international model and sell them at international price.
Sometimes they're also sourced from phones that were reported stolen or lost and blacklisted on US carriers, but still work overseas.
While the USA model will still technically work in Aus, you probably won't max out 4G speeds, things like VoLTE won't work, and OTA's may never arrive. Also you can't root and flash custom ROM's on the USA model.
Not ridiculously cheap. Just cheaper than the rest. 96.5 isn't that good.
