Just cant make up my mind..just thought suggestions from you guys might help..have 2 high school going kids..so many considerations..hubby needs to travel to city everyday.

+1 for you because that's where I live :) Very convenient with all the shops around, plus heaps of cheap Asian restaurants/take away shops targeting uni students with huge servings. Lots of buses going into city (if you live around Pacific Square in Maroubra or 9 Ways in Kingsford), which is around 20 minute ride express bus during peak hours. Short trip to Coogee or Maroubra beach.
However the housing here has become mega expensive these days. A 3 bedder in Kingsford area can easily go above $1M. There are some suburbs around that are cheaper. Pagewood or Daceyville for example, and both are of Botany Bay City council (cheaper rates than Rankwick). Daceyville is 5 minute walk to Kingsford 9 Ways, can probably get a 3 bedder semi for $850k with pretty big piece of land. The only problem is that it's a massive public-housing area :P
Cheers! Beats staying in the Malabar area which is where I'm at. Long bay jail, government housing down the road, plus the sewer plant around the corner, and the very sickening bus that comes once every half hour (once an hour at night). On the upside, there's 2 golf courses, 2 beaches and a massive price tag to the houses around here lol
Had a friend who recently bought a land and built a project home there in Little Bay. More affordable than I thought (but still expensive).
As of the sickening bus, I think it is more than just lack of frequency and regularity, but also riding home on the bus passing through South Maroubra near the government-housing area is probably not the best experience :P
Also Zetland is a pretty good suburb as well, if you're looking at houses in the eastern suburbs…
Another factor is looking at houses within walking distances to train stations (unfortunately the nearest ones for Maroubra/Kingsford is city, bondi or mascot. But with the bus networks in Maroubra/Kingsford, trains are not necessary unless going further out towards the north/west/south.
And also, be sure to make sure the house you're purchasing is not under a flight path unless you don't mind the noise…

I'm sure there are a few but they'll be old houses. You will have to look at ones not near the beach or in the maroubra junction area. I think it depends on how quickly you want to purchase a house. It'll take a while for the right house within your budget to come on the market. My parents are looking for a house too but they've got a slightly smaller budget than yours - I think they're looking at houses in the south, but I did some research a few months ago and found some houses in Matraville/Chiefly area which are also good but obviously not as good as Maroubra/Kingsford for around your budget. and it also depends if you're ok with duplexes or not. Duplexes are cheaper but tend to be a pain in the wrong places if you want to modify the exterior.
went to an auction in west pennant hills over weekend..we had the highest bid of 835k..but owners wanted 900k :(..schools are good in this area..not sure about eastern suburbs.

Yes I think it's a good consideration to look at the schools first. You either buy a cheap house and send kids to private school because local public school truly sucks (what we did), or spend more to buy near a good school :( Very hard to get a win-win these days.
Some alternatives and closer to WPH - Carlingford for schools, Greystanes cheaper and not soo bad either and I'm sure there are bus services operating to local train stations. I also believe each of these areas provide CG potential imo.
Carlingford, I do believe the one of the local high for Carlingford is Cumberland High, just to take note there was a "riot" at Cumberland a few years back, well a big fight broke out and made the news.
Although if you got the dosh The Kings is just down the road from Carlingford.Travel from Carlingford to the city would take a while actualy, it's a good 30mins by bus to either Epping or Parramatta and then at least another 30mins by train to the city.
But for 850k I'm pretty sure you can do better than Carlingford or Greystanes, or has prices really rocketed and I'm just naieve?
And just wondering what's CG potential?
I think that was an isolated incident, the police even said "the boys were in their teens and not students of cumberland high". Don't forget its just around the corner from James Ruse Agricultural High School which is a selective school I think.
On the subject of the news, there are just as bad or even worse incidents that happen around the Rose bay and Chatswood areas but miraculously do not make the news, your best bet is to visit the neighbourhoods/shopping precincts and actually speak to the people living their then make up your own mind. CG or CGG = capital gains growth
Yeah James Ruse is just up the street from there. Although the boys weren't students of Cumberland, they were still associated with people in there (fought over a girl or something?), it's not always about the people themselves but the people those people know, half the time the fights on TV involve people from outside the school.
I don't know everytime I play sport against Cumberland, they sure are a rowdy lot, almost got bashed by em on a couple of occasions. Probably just an odd couple of hot heads angered at a play or call against them or something.

Then again you could have 2.5 acres on the Central Coast for around that money… Great schools - and Hubby can use an ipad on the train to the city…. 100 minutes

Carlingford / Epping boundary is a good suggestion but not sure how much real estate will 850k get in those areas close to required amenities?

Except the taxes they pay on the rent and land rates, and any maintanence they will have required done on the rental properties.
My favourite areas are Maroubra/Kingsford. Near to schools, near to buses that take you to the city, near to UNSW and a bus from maroubra/kingsford can take you directly to Central where USYD and UTS are as well. Also near beaches, which is great for summer holidays. Also a bus ride to the airport (cheaper than a cab ride if travelling light). It's also a pretty safe area.
