Airbnb Host Cancelled Part of Our Reservation

Here's is the back story.

We booked 3 separate rooms in Osaka from the same host in Osaka Japan.

After paying in full the host has now come back and told us that 2 of the rooms we booked are no longer available due to neighbours protesting.

The host has offered another room that can technically house the people in the 2 cancelled rooms.

I don't really want to cancel the entire reservation as I am checking in mid October and I have a travelling party of 10 and staying together would be preferable.

Air BNB can't offer us anything at the moment. Has any ozbaraginers had this experience.

All bookings were made through AirBNB and paid by citibank signature CC

    So the problem is what, exactly? The host has offered alternate accommodation and you don't want to cancel the booking, I don't see the problem. It's not ideal but Airbnb rules changed in Japan recently so it's a case of caveat emptor.

    • The 2 rooms we booked that got cancelled cost us $800 per room for 5 nights.

      The room they offered is a little bigger but defiantly not worth $1600 for the 5 nights. The alternate accommodation offered hasn't got an official airBNB link and she hasn't told us yet if there is a price difference in the accommodation.

      Let's just say the host says the cost of the new room is the same. I pretty sure that I'll be over charged for that room. A refund can't be offered by airBnB if the new property isn't a registered AirBNB property.

      I'm really at the hosts mercy at the moment

    • I guess my problem is I don't think the new room offered is to the same value that the original rooms are worth.

      The host at the moment can say whatever they want and there is nothing I can do about it…

        Cancel the booking and book a hotel, there are lots available at that price point.

    You've got a couple of weeks to sort this out. Start looking around for other options.

    Is there another air bnb that will accommodate 10 people (is 3 rooms enough? ). The host has done everything right. Given you notice and offered you an alternative.

    I'd ditch the booking and try and find elsewhere.

    • I think it's a language thing the communication is really slow and information very thin..

      The room that wasn't canceled can accommodate 4 adults..

      The other 2 rooms are for 1x 2 adults
      And the other 2x adults and 2x toddlers.

      That's why the airBNB was a good alternative because of size.. hotels cants accommodate that many people in one room and they are heaps smaller …

      A BNb too. Is like 40 sqm and a hotel is under 20sqm..

  • Any chance you have travel insurance? A few years ago my Airbnb host cancelled on my 1 day beforehand so we ended up staying in a hotel and claiming it off insurance.

    Might be different scenario as they’re giving you 2 weeks notice

    Ok then, you have to cancel the booking and rebook something else.

    Sorry but the airbnb host has been fair, just because it no longer suits you, doesn't mean they have to find a outcome you're happy with it.

    They could have just cancelled the booking with little warning.

    You can't really force them to make that room available..
    They've provided an alternative, if you're not happy with that, see if you can get a full refund (airbnb might deduct their fees or service fees?) and book elsewhere.

    We had an issue with our airbnb in Kyoto (sewage/drainage issue) - Airbnb wouldn't let us cancel with a refund as the host had provided a solution (they unclogged the drains themselves - it fixed the drainage issue, but it still stunk). So we put up with it for the next 5 days and re-booked our Tokyo leg at a hotel (ended up costing double, but no regrets at all).

    My point is you can accept it and move on, rebook elsewhere or you can butt heads and be stubborn about it. You're on holiday, enjoy it . Whatever price difference I'm sure you can make it up when you're back.

    You should probably avoid Airbnb in Japan anyways.
    It’s heavily regulated now and if there are many stories of people being removed by local law enforcement due to neighbours complaining etc.
    Japan has made Airbnb borderline illegal now

    For example: Kyoto has laws restricting Airbnb to jan-mar only
    Some areas in Tokyo have made airbnb illegal on weekends

    The owners have to comply with multiple restrictions which is resulting in issues long term. They take bookings months in advance and by the time your booking comes up they have hit their limit etc and have to cancel bookings in order to remain within the 180 day limits etc.
