Carpet Stains

We are leaving the apartment and noticed a stain while getting the carpet cleaned. Its from a red rug that bled color on the carpet.

So I had a couple questions:

  1. Is the stain indeed significant and can cause problem with bond or am I worrying too much?
  2. I got it cleaned but should I call "repairer" and get it fixed or wait for the agent to notice and inform?
  3. in case the agent notices and decides to get it fixed with bond money whats the approx deduction I'm looking at?

    1. Yes. That is huge and very noticeable, and is far more than 'wear and tear'.

    2. Considering you've already got it cleaned once, I'm not sure how much cleaner you can get it. You could try cleaning it again, or you can just wait for the Agent to notice and send you a bill to replace the carpet.

    3. No idea - how much is carpet where you live? Because if it can't be fixed or cleaned, you're looking to have the carpet for that whole room replaced.

    The stain is significant, and worse than wear and tear. You will probably have to replace the carpet. My understanding is that you should be paying only a percentage of the cost of replacement due to the carpet's age.
    For example, if the expected life of the carpet is 10 years and the carpet is 8 years old you would only have to pay 20% of the cost of replacing the carpet.

    • I think its atleast 5yrs old. Whats the approx amount I'm looking at? Also, if its deducted from the bond would it make my history look bad?

According to the linked document expected life of carpet is 10 years with depreciation of 10% per year. Therefore, you're probably up for about 50% of the replacement cost of the carpet. You would need to get quotes.

          In McCarthy v Isagai [2009] NSWCTTT 643, the carpet was damaged by a red wine stain. The tenant paid for the carpet cleaning. The Tribunal held that any stains left after that clean is fair wear and tear. In this case, the landlord also did not suffer any loss, because they found new tenant at same market rent.

        • @3zzy: Of course you can argue that if you wish. Please note that case is in NSW and you are in VIC. Try your luck if you have more time than money.

  • That's a massive stain. It looks like somebody was murdered.
    If the carpet cleaning didn't get it out then the carpet is going to have to come up.
    Replacement costs vary depending on the original material and quality. If it's a wool carpet it will be more expensive.
    Carpet costs usually around $40-$80/sqm installed.

    • The apartment is tiny so even if I take the higher value ($80) .. $80 x 12sqm = 960? And considering the depreciate it could be lower. BUT my concern is if they want it replaced for both the rooms. The bedroom is ofcourse a larger area.

    next time make sure you lay down some plastic sheeting first, there will likely still be DNA in the carpet with that much staining. Have you never watched any forensics shows on tv?

    Even if you got new carpet it would look weird because the newer carpet would be brighter and cleaner then the rest of the place.

  • Get some nappysan type laundry whitener make up a light (diluted) paste and rub into stain only area add a little bit of water to help soak the stain see how that affects colour if it lightens it sufficiently to help the stain blend in

  • Update: Agent didn't say anything about it at all. The camera probably enhances the color so its obvious but not to the eye. Got my full bond back. They however charged 275 for general "cleaning" which seemed excessive but I paid up.
