Has Your Japan Airbnb Reservation Been Cancelled?

Completely throwing everyone under the bus with these strict laws, I heard if your reservation gets cancelled you get a refund and a voucher worth the same amount - but there are two different ways your reservation would get cancelled

  1. 10 days before you are set to arrive if the room owner has not registered their room you will automatically get your booking cancelled.
  2. The owner has cancelled the booking manually as they will not be able to register in time

I wonder if you get a voucher for both ways

    My San Francisco one got cancelled, seems like Airbnb have a terrible system in place because of the laws.. The owner sent us an email pleading us that it was not their fault and that Airbnb was ruining their business, sad really.

    I did airbnb in Japan last year and had a room canceled due to theft. This was about 10 days before I was supposed to check in. I don't believe any of the other places I stayed had permits either, since there were strict instructions not to talk to other people in the building, not to mention the signs in the buildings stating short term rental wasn't allowed. They just refund it to your credit card if theres a problem

    I did airbnb in Japan last year with 6 different places and all was excellent. though the last place was a tad run down.

  • Had a guy in Kyoto try to steer me from the property we booked as said was under construction etc, was probably going to be ok but didn't want to risk so cancelled and got the refund and a voucher.

  • Earlier in the year there were myself and … 10? 11? others staying at 3 AirBNBs over the course of 15 days. No problems with the bookings being cancelled, though one place was pretty poor quality, and one (as mentioned by justaperson) had instructions to not mention that it was an AirBNB and if anybody asked we were to say that we were "business friends of Mr Yuki." Makes for fun stories, really.

    Before anymore people add more irrelevant anecdotes. OP is referring to the new Japanese laws "Minpaku".

    It is a good law because there are basically less restrictions on rentals, you can go as small and cheap as you want. This good for the up coming Olympics.

    But in the short term, this is crap because 99% of owners won't have registered their homes, and it takes a damn long time (as everything does when it comes to registration in Japan). This means you probably find low supply of Airbnb in Japan over the next few months.

    Airbnb has crafted a Japan Travel Response Plan to aid affected travelers who might have been affected by the new law. The plan, which seems pretty generous, includes:

    A $10 million fund to cover “reasonable additional expenses” for guests who might have to secure new accommodations or shell out for flight change fees.

    For any reservation canceled after June 15 because the host lacked the proper license, Airbnb will provide a full refund and Airbnb credit worth at least 100% of the booking value to use for a future trip. Guests will also receive a $100 coupon for an Airbnb Experience. So if you spent $1,000 on an Airbnb, you’d get your money back plus a $1,000 Airbnb gift card.

    If travelers can’t find worthy replacement accommodations on Airbnb, the company will connect them with a Japanese travel agency to find a new place to stay.
