Is Melton South Suburb of Melbourne (Atherstone Land Release) Good to Live in Couple of Year Time

Hi Guys,

I am planning to buy land in Strathtullah (Melton South) in Melbourne and looking for your advice. Atherstone is releasing new land every month with comparatively less price. I am just wondering about the Melton South area. I never been there and have no idea about this area. My plan is to build house in 2 years and live there.

Is it good area for kids (from school point of view)

Can anyone please advise me on this.

  • I would compare this to Penrith in Sydney and say Melton district is probably nicer. I've been to Melton South before, and I feel like there is a lot of growth potential and gentrification to occur there. However a few points to note; when I was in Melbourne at the time and I spoke about that area to people in VIC everybody seemed to speak negatively of it and I still cannot figure out why? To me the figures did not make sense; Penrith at the time you could barely find a property for under $700k that was decent and livable, Melton was selling houses with nice blocks under $300k - and all other things stacked up the same i.e. same distance to CBD, public transport, highways, population, schools etc.

    • For many people, Melton v Penrith may not be a meaningful comparison.

      • At a macro level, Sydney and Melbourne have very different geographies which will result in different level and distribution of house prices.
      • At a micro level, someone considering living in Melton is unlikely to consider Penrith a viable alternative. The more meaningful comparisons might be nearby suburbs like Rockbank, or other Melbourne outer suburbs.

    Well if new land is being released every month with comparatively less price (I am assuming this means land price being reduced at each release), then you should probably wait for a couple of releases. You might get a better bang for your buck if the trend continues.

    You should visit the area, and spend a good amount of time exploring, to determine if it's the right area for you and your family.
    Melton South is cheap because it was farmland not long ago, and has only recently started undergoing development. Typically such areas won't have good transport infrastructure (especially public transport). Access to schools can be a problem, as the state education system plays catch up with population growth.

    You'll find some review on this website - apparently it's the 319th best suburb in Melbourne. Personally, I didn't even know there were that many suburbs in Melbourne!

    Are you sure prices that way are going down with every new release? I mean it could be the case but maybe the lot sizes are getting smaller (as this is what they normally do through each release in most new developments)

    • My typo mistake, price is going up every month release. They have ballot system every month to sale land lots and most of the lots get off on that day. That is what attracts me to look for this suburb.

      Yes, I will some time next month to have a look into this area.

    Still not great, but I think it has a much better chance of being less shit in the future.

    Melton is pretty crap. You get what you pay for. If you can deal with the cold and can get a job then go live in Ballarat. Not a bad place given the price. Good schools, good community.

    Melbourne's outer suburbs are fairly average. You'd be better off commuting from Geelong.
