Repair Carpet Burns in Rental

Hi all,

My parents rented a house for 4 years and they are leaving the place this month.

We have a burnt mark on the carpet and I asked real estate agent if we can repair with a professional and they said we can't unless we replace the carpet in the whole room. The carpet was new when we moved in and the landlord have left over carpet there so I thought we can get a professional carpet repairer to replace the burnt patch.

2nd thing the bathroom door has a dent the size of a 50c coin and I also asked if I can patch it and repaint the whole door and they also rejected it. The door is very old.

What's our option from here, do we have to accept for them to replace both the carpet and door and take it out of our bond? I don't think it's fair to replace the carpet of the whole room when you have matching carpet and the whole door with a little dent as well.

    I'm guessing over the 4 years, the carpet would've slightly discolor from natural wear & tear.. so patching in will not work as the color shade might be different. This is not a professional opinion, but I think you're stuck with the carpet.

    Whereas the door.. If you patch and repaint, if done properly it may not look any different so I think you can argue with that.

    You've just announced the problems to them, pointed them out when they otherwise might not have noticed/cared… What do you think they're going to give close scrutiny of now?

    • My mum accidently left the hair straightener on the carpet so it was burnt. Real estate agent noticed it during the annual inspection last year.

    Carpet burns are usually caused by friction during a strenuous activity while lying on carpet. Hurts your skin :-(

    Might I suggest you employ the use of an exercise mat next time.

  • Carpets depreciate. You may have to pay but you do not have to pay in full for a replacement.

    If the carpet is a few years older than when you moved in, chances are, it is due for replacement.

  • You owe them 60% of the value of new carpet because the burn mark wasnt wear and tear and carpets have 10 year life - you cant really repair the carpet unless they used carpet tiles otherwise you will have a big ugly line going through the replacement patch and it will be different toned - and you probably know you couldn't clean it properly which is why the landlord caught it.

  • As others have said it’d be very difficult to repair the carpet. Unfortunately you’re probably going to have to repair the entire thing.

    Why was a hair straightener on the carpet in the first place ??

    You can try getting a handy man in to fix the door but at the end of the day you need to make the house as it was when you moved in

    try iron the whole room so the carpet looks the same color

  • How much will repairing the carpet cost? It might be worth seeing if it can be done especially if there is some spare carpet. If might look acceptable, but ask a repairer first.
