Can anyone recommend a Melbourne based buyer's agent who specialise in under 500k properties in Melbourne.
Melbourne buyer's agent recommendation (around 500k property)

I agree.
Unless you work in a high-paying job (is this where I mention Westpac?), spend some time on the generic property sites (realestate / domain) and filter by price. Fine tune by area and find agents that have listings that match what you are looking for.
Contact them and get on their notifications database.Thanks. We are based in Sydney. That is really the plan however we do don't really know which suburbs to look for. Also, been a year since the intention and no progress. So, might as well considering the buyers agent option.
The reason you want a buyers agent is to get you something special that you wouldnt be able to find yourself, under 500k properties do not require buyers agents, your just wasting your money.
I’m struggling to even think of what one might want that they can’t find themselves and require a buyers agent.
Pretty much every house is listed in realestate websites now, just search, a bit of time yes, but save big $$
Either a better price or a shorter time frame. Once you account for fees though you will likely be worse off at a 500k price point. Its the same as using any other brokering service, they are able to negotiate a better deal as they are more experienced and have access to a database with all the details of past property sales and what other buyers are currently doing. They then take a fee out of the savings and pass the rest on to you and everyone wins. But if the price is too small theres not enough fat in the deal to go around so someone (you) gets shafted.
Well when I was buying my house I found past sold history of my house and every house I wanted to know nearby from realestate.com.au.
I don't know any database of what other buyers are doing, I didn't realize there was such a database of what I was doing, sure I gave my name when I inspect a property, but that's pretty airy fairy info.
I really doubt buyeers agents do anything any reasonable person can't do.
I do believe it's possible they are less emotional in a transaction since they are not personally invested, but that's about it really. They don't really negotiate a better deal if u ask me.
Thanks for comment. I understand your point.
Any suggestions on what good suburbs to look at in that price range. Preference would be smaller place in a nicer suburb .
Why would you? Their fees would be approximately 10K - why not do your homework and put this towards stamp duty or the purchase price?
