Hi Guys ,I am currently looking for a house design and so far only liked Eden Brae houses in Oran park area,
I went to check prices after looking at their website that also shows I believe base prices ,
Website price $267500 for Hamilton design no upgrades
Checked in display houses for a quote price went up to 345000 without any premium upgrades,how can price go up by $80000 ?
Did anyone built house with Eden Brea, please advise what is the catch here ,

They offered $10000 first home buyer ,but put the price up by $80k ,I thought that was ridiculous
Base price doesn't include number of things. Thats common market practice.
I was under the impression display homes are built to higher spec (nicer fittings and bench tops etc) since they have want to show off what you CAN have
Base advertised price is to get you in door. As soon as you decide you want to go with them an changes and\or upgrades is where they really make their money. Theyre all the same.
Kind of like buying a car… you go in to buy the base model at $24,995 and walk out having put a deposit down for a $32,599.
Oh, you wanted windows, that’s a +, and doors? More +, taps on the sinks? That’s a +…
why dont you ask them?
Usually the quoted price includes site works and any requirements the council has on the land.
So, does this builder provide anything else apart from the house … such as:
You need to do more research on what the builder provides you.
That way you can ascertain how much money you need on top.
Usually, you spend around $40K on top of your build to complete …
Edit: I would also factor an independent building inspector (at least 4 occasions) It doesn't matter how much the builder boasts about their quality, you don't trust them.

Thank you for the info , nothing was mentioned about the listed items above , all he said was from base price $267k to essential package upgrade jumped straight up to 343k, that also include NBN Connection and facade upgrade which was only $3500 .and couple of other items but not exceeding 5k in total
