Airconditioning Sydney Apartment strata by-laws & Recommendation & comment on price quote received

Hi ozbargainers,

I am looking to install an airconditioning in my unit. I rang up one of the airconditioner installers and they said they can provide a package for Mitsubitshi 2HP SRK50ZSA, Cost: $2495 including installation

They mentioned that they can only do up to 5KW because it need to pass strata by-laws. Is this correct?
Also he mentioned it can only be Mitsubishi because of also strata by-laws.

1) Anyone know of a better deal
- Searched online and see that the model cost is around $1300 (does that means he is charging me $1000 for installation?)
- I am also concerned about energy efficiency with these airconditioners because saving money over long-term use

2) Should I go with the big names of electrical like "The Good Guys" or Harvey Norman, because these guys are company just focus on airconditioning?

  • Broarder question on this topic. If i'm wanting to buy an aircon unit to be installed in a house. Would most electricians still be happy to install the unit and what would the typical install costs be?

    I'd imagine I can get a much better bargain on the unit itself?

    ANy recommendations on specific units for a one story 3 bed home. Unit will primarily be there to cool the living and dining room which is say 12m x 10m

      I ended up going with the new Mitsubishi multi head splits you can run up to 5 individual units off it. it's also wifi controlled so i turn it on when i leave the office and the house is cool by the time i get there.

      cheaper atm because they are moving forward introducing a new gas which is explosive so they are still debating how to control the installations.

      So far only single units can use new gas AFAIK.

      Daikin have a fresh air unit which actually draws fresh air from outside when you want to if you can access to a cool shaded point.

      I would get it done sooner than later because f the new gas comes into play you will see installation cost rise as they will have to ensure it meets building fire regulations.

  • It seems highly unlikely a random aircon installer knows what your strata by-laws say. And you haven't said what state you are in, but again it seems highly unlikely the statewide strata laws state that only Mitsubishi units up to 5kw can be installed in units.

    You will need permission from your strata before you can install the aircon, so speak to them directly about it.

  • I’d consider ringing the Strata company and asking them the rules
    Get several itemised quotes from installers.
    The quote you got sounds a bit dishonest to me.
    I’d wait till June to buy it.

  • I had a 7kw Samsung AC installed recently in my unit and only paid $600 for installation. I can't think of any reason why your strata would restrict power and brand. I suggest you get another quote.

    • They might restrict power due to issues with the availability of power to the building. i.e. insufficient spare capacity.

      • Ah yeah, might also be an aesthetic restriction so that all condensers outside are of the same type. Its best OP review their strata laws.

  • They tried this on my place in the city they were overruled due to the fact that we have a 2 story apartment and the rules were not suitable for for the area that needed to be cooled.

    If i'd had to stick with their rules half my place would be unusable in summer.

    The funny thing is once mine was changed a whole raft of them changed too so sometimes you have to question the rules and ensure it's not a restriction on your own rights.

    I don't believe the building would have a power restriction means they haven't followed wiring rules for a dwelling.

    I would get someone to quote based on plans and then take that to strata and write a follow up that in order to efficiently manage the cooling experts have provided the following.

    You need to find out what the restriction is for they may have determined that anything above 5kw is deemed to noisy so once again prove them wrong newer units are quieter.
