Airbnb (Hosting) Has Anyone Got Any Experience with This? What Do I Need to Have and Know?

Hi there OzBargainers.

Looking to draw on some knowledge of the community regarding Airbnb.

Has anyone had experience being a host and renting out a home? What do I need to have and am I protected for damages etc.

In terms of fees the only thing I can find is a 3% fee. This seems quite low are there any other hidden charges?

Also does Airbnb protect against stealing and damages and how do I prove this? Do I take photos of pretty much everything before hand?

Looking to get it up and running fairly soon so any assistance would be appreciated!

  • Have you read your home & contents insurance policy? Is it voided by Airbnb?

    What makes you think Airbnb would be liable to you for damage by the occupant? Why wouldn’t you simply have to chase that occupant?

    If your property isn't in a hot hot location (think CBD, beaches, tourist routes), I highly doubt it will be any more lucrative than a secure long term regular tennant.

    • It did used to be rented by long term tenants and is in a popular tourist destination close to the beach.

      My idea was to use Airbnb to simply rent it out during busy periods. Easter, Christmas etc.

  • Do a course, there's are free ones or cheap udemy one. Gives you a good overview. Just Google it. Definitely gives you an edge to charge higher price if you do it right.

    Google for stories about hosts places getting trashed and their troubles getting compensation from Airbnb. It will put you off.

  • Join Facebook forums. As with anything they can give good advice or be snarky.

    First few guests will be hard, but once you work out ways to streamline it you'll be fine. Is it an apartment or house?
