Pergola, Deck and Landscaping for Investment property

Hello Members,

I am in process of constructing my investment property in Melbourne Northern Suburbs. Going through a volume builder for the construction but some of the items are not being done by them -

  1. Pergola - (6m x 3m)
  2. Deck - (6m x 3m)
  3. Landscaping - Front and backyard ( 6m x 12m) - Mainly artifical turf, pebbles, mulch.
  4. Driveway - exposed aggregrate - less than 50Sqm
  5. Side path - plain concrete
  6. Blinds - 10-12 Windows/Doors
  7. Fencing - Colorbond approx 1.8m high x 32mtrs

I am aware that some of the fellow members have gone through the same process and was wondering if they can share their experience about how to get them done and what was the cost to do them. Just wanted to make sure I am okay with my budget $$ for them. The construction of the house would start next month and is planned to be handed over in April/May.

I would really appreciate your comments and recommendations.

    Haven't gone that way myself, always bought already established houses. I would suggest that you get a quantity surveyor to come and do up a report when you are finished and ready to rent it out. Will be very useful when it comes to tax time.

    • Thanks ! Yes fully agree with that. I have noted in down in my To do list once the house is completed.Just on a side note with the recent changes the newly constructed homes offer more depreciation as compared to established ones. The changes mentions that you can only depreciate the stuff which you have installed and not the one's which were installed by the previous owner. Thanks Again !

    • Thank you very much for the comments. Pergola I was planning to get of cheap timber and I have checked with the council if its less than 20Sq m then no permission required. I have added information to other options as well. Driveway would be exposed aggregate and side path would be just concrete approx 1mtr x 50mtrs all around the house. Fence would be colorbond 1.8m high.

        get your builder to quote you for what you want and get a second quote from another builder/handyman

        • Thank you very much for the inputs. The builder quoted driveway as $7K approx @$140/sq m including dig out.

          if it requires a dig out, of course that will add to the price

          with all due respect , you don't have a clue what you are talking about and should simply pay your builder what he wants

          just pay the money and rent the place

    Yeah, a fence can be $1,000 to $50,000, depending on length and materials.

    Very difficult to give you prices because you haven't said what type of materials you would use. You could also cut costs by doing number 2 & 3 yourself. Especially number 2 if it on concrete & you wont need much experience. youtube will help out. They're are a few types of artificial turf so it depends on which one you choose. Pebbles can range from $50-$100+ for 500kg. if it is a investment you can just get recycled concrete for $23 for 500kg. Mulch can start $23 for half a cubic metre & go to $50+.

  • As someone who was looking into landscaping, all I can say is that Landscaping is freaking expensive

    • Okay. Being an investment property I would like to keep it to minimal i.e. turf, pebbles, mulch etc.

      • Well as I found out recently, a number of local councils give out free mulch. Covered 1/3 of my backyard thanks to them!

    If it is an investment property why pay more than you have to over a basic finish. Get cheaper/plain, but decent stuff that need less maintenance. Someone else may not look after it properly and you probably don’t want to have to pay for extra maintenance either.

    1. Get something low maintenance, thought about plastic wood stuff, eco wood or mod wood?
    2. Why bother with artificial turf? Get something easy/cheap. Normal grass turf or more mulch and a few hardy plants
    3. Why exposed, why not plain/coloured black or something.

    Just on a side note, since all these items would be out of contract i.e. not done by the main builder so what is the best way to finance them. I can do it from my savings but was wondering if there is a recommended way of doing these to make sure I can get $$ in the home loan to carry out these outside the main contract. In that way I can claim the interest as an expense for the investment property.

    I have checked with the builder but they are not willing to add these items as an allowance since they would not be delivering them.

    Any suggestions ?
