Soundproofing - Cost and Responsibility

Long time lurker here looking for some guidance.

I live in an apartment on the first floor. There is a shop on the ground floor below our apartment and a bakery recently opened up. The owners are lovely but their equipment (mainly a kneading machine) makes a banging sound at ungodly hours, wakes us up and bangs away all day.

What measures can I take to stop the noise? Is it my responsibility to soundproof my own apartment, the bakery's responsibility, their landlord, or the OC?

And most importantly, what's the likely damage to fix it?

  • There's nothing really you can do except get them to stop.

If you want to retrofit something than you pay

This is not true, you are entitled to peace & quiet in your own place, especially in the middle of the night.
The first step would be to contact your strata manager to seek advice.

        Depends on the zoning

  • Do you rent or own the apartment?

    • We own

I had the same problem with a meat factory next door, the cooling compressors used to vibrate the wall, I went and seen the owner and was very very polite, he did put dampners underneath. I give him a bottle of whiskey to say thanks and also just in case I needed his help again. Maybe go and ask the bakery if they can move the machine.

For any shop there should be DA conditions on what the bakery is allowed to do. This would include hours of operation - and this isn't opening hours, it is hours they can do anything in the shop. If they are affecting your property you can almost certainly get the council to stop them operating outside of their DA conditions.

  • Thanks all - this has been super useful
