Renters Insurance - Question about Damage to Apartment

I am renting an apartment and have been shopping around for renters insurance. My property manager has insisted that it's vital I take out insurance to not only cover my contents, but to also cover any potential damage to the apartment caused by an item I own.

For example, if my washing machine leaked and caused damage to the floor of my apartment (and even surrounding apartments in the same building) he says I would be liable for that.

I have been getting quotes but none of the providers I have spoken to so far will cover me for this sort of damage. They all say that this damage would be covered by the landlords "landlord insurance."

Who would be liable in this instance?

If it is the tenant, then can anyone recommend providers who WOULD cover this as part of their renters insurance product?

  • Technically speaking the landlords insurance would cover that kind of damage, but you still would be liable for that damage, and the landlords insurance company could come after you to recoup their costs.

    You just need normal home owners damage to property insurance. Dont mention you are renting as its really none of their business anyway, and you will get what you need.

    the manufacturer can be held liable if the damage was caused by a faulty item and the item were still under warranty. furthermore, their liability doesn't end just because the warranty has expired. items sold can receive a recall years after the warranty expires.

    • Not your insurance - you cannot insure for something that you do not have an insurable interest.

    Insurance assessor (loss adjuster) here.

    Building would be insured under a domestic Building, Landlord's or Strata policy.

    You would only need contents at minimum which has a liability extension in the event you're deemed responsible for any damage.
