Hi People, just moved from Sydney. i am currently living in Reservoir .I have around $650K budget to buy house, preferred 4 bedrooms, under 15 years old. I have few suburbs short listed like Point Cook, Craigieburn, Epping. I can also adjust my budget up to $850K exclusive stamp duty to buy in Reservoir but will get old house here. Can you all please give me suggestions..? Thanks

I did the same. Point Cook is good. Used to live there. Quite and never had any issues. If you are buying in Point Cook then look into Salt water coast estate. Look into Sanctuary Lakes as well. Its quite nice. $850 can get you a beach property in Wyndham Harbour.
p.s Welcome to melbourne and have fun tolerating the rubbish drivers hereChoose a real budget, instead of two extremes. $850k is much more realistic, but you are going to struggle to get anything above 2 bedrooms anywhere near the city. I would always choose an older home over a new home, and I would never buy in one of the 'up and coming' outer suburbs you mentioned.
I find it very strange that you would actually want a home under 15 years old. In your budget, you are going to be looking at metrocon crap.
I will suggest if you choose point cook, please make sure you experience peak hour traffic going in and out and see whether you can handle it.
I've been to point Cook and at night it smells like poo because of the wind drift from Werribee
I doubt you have been there. It is near the coast so you may have smelt got sea water smell. I used to live there.
No one likes to admit their area smells… it also used to be a swamp and they filled it up and now it's like little india
Have been looking for a property in Melbourne since November, and unfortunately with that budget it can be difficult to get a 4 bedrooom place.
Out of the areas you listed, Craigeburn might be your best bet, as even Epping has recently joined the million dollar club.
Other areas also worth looking into are Glenroy (north), Albion (West), Deer Park (West) and Derrimut (West) - the last 2 in particular still have large houses for around the $600-$700k mark and are still under 20km from the city.
Further north or Reservoir, you can find Thomastown 3074 or Lalor 3075. Same South Morang train line with Reservoir. Prices in ~$550k. Houses are slightly older, but lots of strong brick homes with 3-4 bedrooms.
Craigieburn/Roxburgh Park/Gladstone Park has plenty of homes in the ~$500k range.
However, more hoons in the outer suburbs.
With the ~$850k, you could probably snag up a townhouse in Reservoir 3073.Greenvale if you don't rely on public transport. I used to live in Tullamarine, it was convenient,however can get pretty noisy depending on where you are.
You should be able to get something like that for less than 650 in craigieburn.
What kind of suggestions are you looking for? Location? If you want to be in the north then maybe also thing about further east, bundoora, watsonia too
