2-3 months budget accom while house being rennovated - innovative ideas welcome!

hi all,

so my house is getting all fixed up and we will lose the kitchen, only toilet and bathroom for a 2-3 months making it unliveable. the only 2 rooms that won't be touched are attached to the hallway that will be worked on, so there's nowhere that will be free of plaster dust, brick dust etc.

Can't seem to find any private options under around $80 a night but was hoping to between $30 to $40. Anyone got any inventive approaches? there is a commerical building that's for lease ( has been vacant for 3 months that had previous tenants ) I am going to ask if we can do a short termer on, so I'm interested in any other ideas.

we need private acom (bungalow style as a minimum) located no more than 20 mins drive from coburg, melbourne.

options so far:

  1. onsite van with shower/toilet - still around $120 per night
  2. rent single bedroom apartment and furnish sparingly - unable to find anything cost effective or available
  3. long term caravan park - there's one 30 mins north but there's no upcoming vacancies
  4. airbnb - expensive - all around $80 per night for a private bungalow - a private room isn't sufficient.

any wacky ideas out there that would be palletable for a couple ?

  • Housing sitting?

    Usually means looking after pets or similar, but usually free rent and only costs for the middle man.

    Difficult to find two months probably, but could combine with a holiday.

    buy a caravan and park it on site. sell it at the end. you won't lose much value at all.

    • a pretty good idea, due to our property setup and practicality it would have to be parked on the street which isn't ideal for privacy and noise. This was a bit much for the missus unfortunately :(

  • When we renovated my partner found a house sit through facebook. It wasn't free but around half the rental price.

    Try reaching out the Airbnb owners and asking for a discount for 3 months rental. They will usually drop it down to a similar price as renting, assuming it's not over a peak period.

    • thanks, yeah we have a paid m'ship to one of those too but to find somewhere local for a reasonable amount of time is proving very difficult. although using it just to offset full priced accom might be the way we approach it.

      have reached out to a few airbnb offering cash at a discount (i.e. 2.5K for 2 months in brunswick west!) but they declined offering us the full 2 months for 5K! might have to spread our wings a bit further but no luck so far.

  • Do you have a relationship with your neighbors? Put up a few flyers in the area. Heaps of people have spare rooms etc. Find a place you like on AIR BnB and offer like $200 a week for 2-3 month, most people would like the guaranteed income & they wouldnt need to roll the dice & they dont need to pay the air bnb cutss. My mate did this recent in wollongong, worked out a treat for him.

    • thanks, we are after private accom, that is, bungalow, or at least seperated. yeah, beggars can't be choosers but we have our reasons. Might have to hit up a few more airbnbers, may have given up too soon. Because theday rate that is always between 80-200 per night for a private residence getting a reasonable 2 month deal aka $2K is miles off their potential $5K and perhaps they're scared of breaking the rules and losing their listing.

        Most air bnbs are not getting bookings every day, then there is the vetting process, risk of some crazy person, taxes and fees etc. Having someone solid for 2-3 months @ 50% off is like guaranteeing bookings every Friday, Saturday & Sunday for the next 2-3 months, the reason they charge so much is they need to constantly prepare the rooms and then there is mid week which is slow. I'd throw it out there, you may be surprised.

        • thanks, casting the net a little wider so I'll see how I go. basically offering $1600 per month cash. It's a reasonable amount, but if they don't own the property it is probably not even covering the rent. hopefully I will be surprised!

  • Just buy another house in the meantime. Stay there for 6 months, avoid capital gains tax, then rent it out. Win win.

  • Can you rent a mobile ensuite then cook on the BBQ or set up camp stove etc.
    assuming you can stay in other rooms in the house.

  • Be wary stating just 2-3 months, in my experience that is just a guesstimate and could easily go way over that

    • yeah. that's good advice and it may very well happen! Luckily we a few options after april where friends with houses are OS for a while!

  • 40 a night is only 280 a week. How can you expect to rent an entire place for 280 a week?

    And then you say $1600 a month. No matter where you go, I'd expect that you have to pay normal market rent - if you don't want a tent in your backyard.

    Go for gumtree and look for short terms.

    • I've been adjusting my figures based on the reality out there, esp. for airbnb.

    • invetive option! a blast from the past - used it for a solid 6 months around europe! hadn't considered it as I assume it's still for short term travellers, not a local couple looking for a private bungalow for 2 months. might visit it for old times sake!!
