Has Anyone Used an Airbnb Property Manager?

I've heard of services like HeyTom (based in Sydney) and was wondering if anyone had any experience.

  • I also want to know. My neighbours are leasing out their properties themselves but it is a hassle doing it myself, so I can only stick to traditional leasing (real estate agent).

      Regarding cleaning, I saw on your website that the client is charged at least $60. For one night in a small studio this could be a significant (but understable) cost. It seems pricing would be less competitive for smaller places that allow short-term rent. Do you normally suggest 3-day or weekly minimums? Have you managed any smaller places?

        No worries!

        Occupancy rate mainly depends on location, size and pricing. A studio in the CBD would get a much higher occupancy rating than say a 2 bedder in Alexandria. For example, our Darlinghurst studio was booked out 30 out of 31 days for January. Before the Christmas period, this place averaged just over 5 days in the week which paid significantly more than a normal lease. After that, it was raking in. Of course, occupancy rating is not guaranteed, but we will do our best as we have a stake in it. We also do same day turnovers to maximise returns.

        Cleaning is not paid by the client (you) but by your Airbnb guest. It is factored into their payment. We provide all linen/towels in our cleans.
        Currently we do 2-day minimum bookings and yes, the place I mentioned is a studio (around 38sqm).

        I would assume if you were to do it yourself that a weekly minimum might be easier for you as it involves less cleaning. It might reduce the amount of tenants that book however hence we have a 2-day minimum.

        • What if it is a 2/3 bedroom in George St opposite World Square? I understand studios and one bedrooms are easier to rent out. Is 3 bedders harder to lease out?

          I've had a quick look on Airbnb. Places for 6 guests (I'm assuming you'll have a double bed in each room) range from about $250 onwards though I suspect some of the lower priced ones might be using sofa beds or having 2 rooms. Some of the really beautiful ones are around $500 a night and seem to have a high amount of reviews which means they are highly occupied.

          I believe that if prices were all equal, guests would pick the place with the best amenities, nicer furnishings and better reviews. Wi-fi is generally a must have.

          As you are starting from scratch you probably would not have your prices at a premium unless your property is amazing. Generally if a property is vacant, I will lower the price daily to increase the chances of a booking. May I ask how much you are currently leasing it out for?

        • Around 9xx and suspects the tenant sublease it out but don't bother lease as an airbnb property. Cos the airbnb management is something new to me, may do a bit of research first and get more opinion from people.
