Living in Berwick: Good, Bad or Ugly?

Not mean to offend anyone, I m just looking for help and buying first family home in Berwick.

Have started visiting area but I don't have a friend or family member living there. As in any area there are good pockets and bad as well, there are good streets and bad as well.

Can you please guide how it is to live in Berwick ?

We are small family have kids going to primary school. My hubby go to CBD for job.

Any issues in Berwick ? How are schools, public transport, internet, facilities and crimes ?

Any streets or pockets to avoid please and why ? My budget is around $450K.

Is it an area full of negative stereo types bogans/redneck .

Sorry again if I have annoyed anyone and thanks for your help.

hey so we reluctantly moved to Narre because we were priced out of our preferred suburbs and chose to skip Doveton, Eummerring, Endeavour Hills, Hallam and Dandenong. We are on the Berwick side of Narre, and its quite a deal nicer and better than we ever imagined. Sure you get the odd bogan and group of kids thinking they are top shit, but you get that everywhere. The only big concern would be your Husband's commute to the CBD during peak hour…plus M1 maintenance…PM me if you have other questions.

  • Are you thinking to get a new house or established house?

    • established please

Im currently in the same position as well.
Both myself and my wife need to travel to the city for work, hence I have been hearing from people that city commute is not the best for ppl living in Berwick.

However housing wise is quite decent.

    • thanks, I heard in Berwick as well there are good and bad areas. In a forum post someoen wasy saying about negative stereo types bogans/redneck. Your thoughts please.

    • good to know you are also looking. Can you please share what other suburbs you are considering, in case there are ?

Narre warren south, Narre Warren North, Lynbrook. They are all in my consideration as well at the moment.

Regarding the area overall, I never live there but have visited friend over the old Berwick area as well as the new one. In my opinion it is quite safe, lots of trees.

However if you planning to drive to the city, you might want to reconsider the travel time.

I was going to say the same, commuting to the city for work every day is not ideal, but then again, I have plenty of work colleagues who live in Berwick. Some of them choose to start early and finish early, that way they're not squashed in the trains with everyone else. It also depends on people's budget, sure it's nice living somewhere that's 10 minutes away from the CBD, but not a lot of young people can afford that price range these days.

I've never heard my work colleagues complain about the area, no house break-ins, late night revellers or car thefts. They send their kids to a local school nearby too.

I've moved to berwick over 5 years ago from the western suburbs and i loved the area. Never regretted it.
The train station even with the recent upgrade still suffers from congestion during peak periods. lack of parking. etc.

    • thanks godofpizza, its luckly to have someone living from area. Can you please guide if there are good and bad parts of Berwick. I heard old part is nicer but expensive, are both (new and old) safe and have all facilities specially internet ? In a forum post someone was saying about negative stereo types bogans/redneck, are they associated to any particular part of Berwick ? Your thoughts please.

it's really depends on who your neighbors are even in a good part of berwick you can have some really bad neighbors. It really up to you to research which properties suit your budget and to visit them and see how friendly the neighbors are like. If your buying in an area with alot of rental properties there's a good chance that there might be a higher turnover in tenants. So keep that in mind.

you mentioned that 450k is your budget. if you haven't been searching. On domain show that for there's only a handful of homes properties in that price range. you mind want to consider 500+ of you want a better variety or range.

I don't live in Berwick myself but have mates living in the area.

I'd say that the consensus in my social circles is that Berwick is one of the best suburb out of the outer south-east crowd, however neither of my friends were able to get a decent house in Berwick in the past years for $450k, so they mostly settled down at Narre Warren, Hampton Park and Lynbrook. Prices have gone up in Berwick in the past few years, so I'd say that realistically only a villa or old townhouse could be had for that coin. Due to that abnormal growth, some banks had restricted lending in the area, so you'd need to meet the 80% LVR criteria in order to buy a property there - http://www.smh.com.au/business/banking-and-finance/nab-puts-…

  • yes i think Bryn Mawr estate is now $1m+, eden rise is $700k for established home
berwick north is low density area which is $2m+
for $450k you may have to consider a unit unfortunately.
