AirBnB experiences as a host

Hey All,

What's people's experiences as hosting a place? Is it simple enough/stress free to manage alone? Does it cost much? Any major setbacks/issues in hosting?

  • Not a host myself but very close friends of ours AirBnB a home they have in Apollo Bay (great ocean road). They manually manage schedules between Stayz and AirBNB.

    It's pretty much hands off for them (since they don't live there) and have a good system with a small cleaning company and a key security device on premise.

    No issues so far except for a couple of broken glasses/plates - Unavoidable really.

    The communications during booking and keeping multiple schedules aligned are probably the big "time" items.

      • It's for profit I suppose - There's a loan on the property and rather than long leasing it at fairly low rents they are holiday letting through AirBnB and Stayz

    I've only started hosting, it's a nice way to meet new people. I have a spare room at my property, took some photos and added a nice description, trying to be as accurate as possible. My place is pretty much a no frills property so I don't charge much. As for fees, they are absorbed by the guest, as hosts it's a 5% charge (bank transfers, insurance). Communication is key, first host was a bit anxiety provoking as you wanted everything to be great so that you could get good feedback and just get the ball rolling.

    • Thanks for the reply, I've only ever stayed in an AirBnB place by myself in a single room place. How is it being there with your guests? Does it disrupt your life at all? Do they mind?

      • It's nice having people around. This isn't a money maker for me but more to have someone around maybe once a week or fortnight. It pretty much comes down to communication as to what they expect and what you expect. I'm on the coast so guests are generally out most of the day. I'll help advise places to go and may tag along if they want but generally we don't really cross paths until dinner, sometimes not at all. I do know people who use this as a stream of income but they put in the effort to guests have a more than great stay.

  • Theres a huge thread on WP about this. I think the general gist is that it's not "easy money" and cleaning takes up a large portion of your time. Some people really enjoy it though
