Help - Need advice - subdividing house

After waiting years, the City of Swan is finally allowing me to subdivide my house but I don't have a lot of knowledge. I have been told I need a surveyor/planner to split my block but I am not sure what the best plan is. What steps do I have to do? Who do I go to get the answers and give me a costing on each of the following:

I have a few options :
1. Sell my house as is.
2. Keep my house but sell the rezoned land.
3. Build another house on the subdivided land and sell.
4. Build another house on the subdivided land and live there.
5. Sell both and move elsewhere.

Who do I need to talk to who can give the advice on how much each of these options will cost me and which one will give me the best profit. I also need advice on capital gains and what I need to do and what is the best way of going about it.

Any advice from experienced people who have gone through through this process or anyone else who can offer assistance would be greatly appreciated.

  • There's too many blanks that you need to fill in like how much you $ and time you can afford to spend on development, when you want the money to come in, what your circumstances are - ie. you want to move elsewhere etc. My advice, spend money on the surveyor and you'll get a good idea as to how you might be able to develop it, if you really want to go down a development route.

  • i successfully sub divided our family home site built a town house lived in and rented for some years . i took advantage of cheap labour rates in 1990 , i would get quotes to sub divide offer the land for sale first, dealing with tradies to home build could be painful , do lots of research speak to local agents hasten slowly good luck

    with out knowing your full situation, and with some assumptions-

    Build another house on the subdivided land and live there for a year to avoid capital gains. then rent them both out and buy your proper house, whilst using the equity/rent to assist with the home loan for the proper house.
