The one with a fusion drive looks ok to me. Don't buy an iMac without an SSD/Fusion Drive!

Looks like about 10% which you should manage at any time with negotiation.

I'd look at Apple Refurbs, and as brightaussie says, don't get less than fusion drive, preferably full solid state.

I got a 27inch iMac for $1500 from Myer the other day. It was originally $2600 ;) Best check out in store because there is some good deals specific to each store. Mine had the tiniest chip on the side. I saw an i7 mac mini server which is better than the newer ones for $900 too.
