Strata Is Not Doing Their Job Properly

I am living in a rental property for last 3 years and the council clean up only happened twice within this time period. I have checked local council website and they allow 2 single clean up services per year where each household can leave 2m x 1m x 1m of materials.

The building consists of 16 units and the last council clean up was booked by Strata 15 months ago. I have asked Strata to book clean up as I need to get rid of unwanted item however they have refused to assist saying that they can't book it just for one person. I have also been asking couple of owners to book a clean up however it seems like they don't care as they have nothing to get rid of.

I am 100% sure that the last clean up was only booked because one of the owners sold her property and she was member of executive committee. Interestingly, I never received any notification letter to advise the clean up and I only came to know when I saw the lady and her husband (who moved out next day) putting their furniture on the kerb followed by people in other units.

I have spoken with my real estate agency and they admit that the Strata is very unfair and not doing their duty properly however there is nothing they can do to force them.

I am wondering if there is any platform where I can lodge formal complaint about their discriminating behaviour against me being tenant and not owner?

    Your real estate agency can contact the owner and they can tell the strata to do stuff.

    It costs them nothing to make a call to the council, they're real lazy.

    You may want to try to call up the council yourself to book a clean up.

  • My suburb has an area for disposing of rubbish…now stay with me…you load all of your rubbish into your car, drive to the allocated area, unload your rubbish and drive home.All done.

      You really shouldn't be dumping your rubbish in your local Harvey Norman's carpark!

      The problem with tips is the fees. Im surprised everytime I have had to dump stuff just how expensive it is.

    Can the item be disassembled and placed in the bin a little at a time each fortnight?
    Otherwise call the council… if your pick up system works by booked in request there is no reason why you cant do it.
    You are a resident, you pay rent and that rent goes to paying council fees so therefore you are personally entitled to the service.

    • I wish I could do that but I want to get rid of mattress base which won't fit into rubbish bin.

    NSW must be different from Victorian councils as renters can call for hard rubbish pickup.

    For both City of Melbourne & City of Yarra, as a renter, I called the council and scheduled a hard rubbish pickup. I was a renter in an apartment block. No issues.

    For Moreland council, they do a once a year hard rubbish pickup. I have a mattress to get rid of but the next pickup is April so am renting a Flexicar van (for free with promo/referral) to haul it to the tip.

    What did the council say to you?

    • I think it depends on the individual councils. Used to live in Randwick council (NSW) in a block of 9 flats and we have no problem asking them to pick up large items (dead dish washer, mattress, etc). They tell you a time to leave the items on the kerb.

      However Randwick rates is relatively expensive. Currently in Botany Bay council, which is right next to Randwick, and the rate for our land + semi is lower than our old 2 bedder. No on call rubbish pickup though so you get what you pay for.

  • why involve the council or strata? just book the pickup and dump your shit a night before the pickup date.

    • I have checked with my local council and they advised that if the number of units in building are more than 5 then the pick up request must be made by Strata.

      I will speak with them today again to find out the solutions.

        Say you're in 12/123 fake st, just say your address is 123 fake st and order a council cleanup. You're not lying, just not giving the full story.

  • My local council in NSW allow the tenants to call for a clean up. I didn't think they would but they did.

    As a tenant you can just discard your unwanted items into your building's pick up area legally. It's up to the building management to take care of it.

  • Even if you are a owner strata will not listen to you, we have this dust in our complex as it was only build 18 months ago and it looks like building dust its all on the floor in the lower basement level like 4 level under ground, I put in numerous complaints to strata to clan it as it was only like $550 bucks for the cleaners to do it. I got some other owners to send complains as well. Then strata said they are not going to do it. Council clean up is only every 6 months in my area they send you a notice, their is no way they will do it for one person.
