Is It Compulsory to Comply with The Electrical Audit for Private Renter?

HI all, thank you for reading this and any comments are appreciated.

I am a Private renter for past 24 months (out of contract but periodic) NO contract I pay every month advance pay. (I pay owner even monthly rent and contract with owner) of a 3x1 strata unit @ southern suburbs of Perth.

this morning I got a phone call from a electrical company saying that some one raised Job with them to do a "Electrical and security Audit" and would like to find out best time to do this?.

My spider sense of Bull shit came on my head and started to ask more detail why there is need for audit after 24 months that I lived happy?
and whom initiated this? she replied it was raised from a real estate company?.

and I asked if there is any fault with this audit who is responsible? and she said it will be reported to owner and they have to pay for it.

so I said I will check with owner and let them know. (I've SMS owner and no reply from the house owner)

I want to know is has this happen to you and why realestate person would initiate this?

I have feeling that owner may or may not want to tell me about this and trying to SELL THE PROPERTY before the HOUSE bubble pops in Perth. NOT telling the tenant.

so what can I do this?

I am not planning to move any time soon…

    Not up to you, especially on a periodic contract. If owner wants to sell, it's about 3-4weeks notice and you're out, but also vice versa.

    While I've never had that while I've been renting, its probably just the owner making sure everything is up to scratch so you don't get hurt.

    New rules also mean that there are certain minimum security requirements for owners renting out their properties (see here)

  • I think you need to try to contact the owner again, and if still no response, contact the RE Agent.
    Could be that they've decided to transfer management to the RE Agent and therefore don't feel like they should be responding to you directly.

    Sounds like a scam to me, and that you will get stuck with a bill for 'agreeing' to have everything checked. Unless your real estate agent/ landlord contacts you to let you know it is happening, do not agree to any time.

      Ignore unless the landlord / owner tell you about it. If it's ordered by strata, they will advise the landlord.

    It would be the strata company.

    They love doing pointless stuff like that, for a nice juicy kickback.

  • You could always email the owner and just say, "I've been contacted by (name of co.) about having an electrical inspection & I'm not sure if it's a scam— can you please contact me?. Also, if you're planning to sell this house, I need to know so that I can make arrangements to find another rental as soon as possible".

    Then, see if they reply to you? If they don't reply within a week, start looking for another rental a.s.a.p.
