Help me find a cheap conference room - in/near Melb CBD?

I'm trying to help a friend who will be coming to Melbourne to run a small business workshop with around 6-10 people.

Ideally he's after a hotel room that has 6 or 10 seat conference room tables in or attached to the hotel room. Not really an option on your regular hotel search site.

He's after low cost as he only charges around $40 per head and it's cheaper than getting a hotel room and a second location to do the seminars (unless anybody knows of a place to do a small workshop/seminar for free, like a library?).

It can be anywhere in/around the CBD (for a in hotel room) or a free/cheap second location out as far as say Chadstone.

Otherwise is he staying in a hotel? He could ask them if they could help him out.

Can vouch for small conference room at the HUB above, as went to a presentation there. Worth looking at for small business individuals hiring inner city space n casual and short term basis. Had nice vibe. Close to southern Cross station and sky bus if coming in from airport. Their web site has recos for hotels but noticed one directly across the road.
