What should be included in a sublet lease agreement?

P.S: Does their sub-tenant's bond have to be lodged with the RTBA?

    Most lease agreements specifically disallow sub-letting of residential property.

    I'm the owner. A close friend has been renting my property for a year and he has now asked his girlfriend to move in with him.

    He doesn't want her as co-tenant on the lease. He wld rather that she becomes a sub-tenant. I'm happy for him to do that.

          I'd suggest contacting the local tenants union just to make it all fair and even. They'd be able to give you some good advice.

          which is also why I much rather not have her as a co-tenant. My motto as a friend and a landlord is : your woman; your mistake; your problem :)
