Hot Water Tank Leaking

Hi everyone,

So my agent just informed me that my property investment has a hot water tank that's leaking and need to be replaced. He said I could either arrange to buy and install myself, or he could do it for me. He said if he was to do it, it would be around $700-900, which is $550-600 plus installation. I don't know if it's better off for me to buy it myself then pay someone to install it or not. (For a 125L one I think)

Any recommendations - Anyone had a similar experience before? And is it worth the time for me to do it myself anyway? Also which tank brands are good?

      That's not very OZBargain of you. ;)

      In all honesty though, you'll want a low maintenance tank, and not just a cheap one, so think about your options, as I doubt they will get a cheaper price than you can. The plumber you source through will probably agree to do the installation on your behalf removing almost all your involvement, especially as your tenant will be happy to get their hot water back, and hence might be available to let the plumber in.

  • have you looked at it? is it leaking internally or externall out the overflow (possibly a valve) or just one of the fittings?

    i would ring an electrician and get an idea of how much a replacement would cost.

  • Depending on where it is, act quickly on this. Leaking hot water can lead to other more expensive problems.

  • Gas or electric? sounds like it's just the PTR valve. If it's leaking from the bottom, then you know you have an issue lol. Where are you? like state/suburb. If you are eastern suburbs, VIC i can help you.

    As andrew exclmtns said, the tank itself may not be leaking, but the plumbing around it. How old is the tank? Can you check it (the source of the leak) yourself? If not you will have to rely on a plumber doing the right thing and its going to cost you.

    At least do some research on a better/longer lasting quality tank if you intent to keep the property for a long period.
    Most plumbers install the cheapest hot water systems to maximise their profit.
