Can I Level My Property?

Hi guys just wondering if anyone knew weather I am allowed to level my block without having any plans approved just yet? Just to save that time for when plans are approved? Or must I have approved plans to do levelling?

  • You need a building permit to demolish a property in Victoria. If it is approved without any plans for a replacement dwelling then yes, you can level your property providing your council doesn't have any bylaws or such. Since there are 79 (soon to be 80) councils in Victoria, you'll need to check with them.

  • Sorry didn't write this correctly it's a vacant block that I have purchased

    • If it is a vacant block what are you levelling? Or am I reading it incorrectly as you want to level a house on a block or quite literally just levelling the ground so it is even? If it is just the ground then I cant imagine there is any issues provided there is no retaining walls etc

  • I think you should speak to your builder. Sometimes it's classified as a "renovation" rather than a rebuild

    My council has rules on how much gradient can be changed, yours might to.
    The local government people are usually pretty good at answering stuff like this over the phone.

    • Agreed, they are available to chat about this stuff.

      You should also consider how it might affect any storm water flows. It's amazing how many people come whinging to the Council when their neighbour does some landscaping works, claiming it's going to flood their property.
